Marion ISD is requesting competitive sealed proposals for an existing building renovation project. Proposals are to be addressed to Don Beck, Superintendent, Marion Independent School District, Business Office, 500 Bulldog Lane, Marion, Texas 78124, for the "Marion ISD Building Renovation Project". Proposals will be received up to and no later than 1:00 p.m. local time, Friday, February 13, 2026. Specifications and bid documents may be obtained by contacting the Program Manager, Gallagher Construction Services, Attn: Kristin Howard, or via email. Proposal evaluation criteria include the purchase price, reputation of the vendor and their goods or services, quality of goods or services, extent to which the goods or services meet the District's needs, vendor's past relationship with the District, impact on the district's ability to comply with laws and rules relating to historically underutilized businesses, total long-term cost to the District, and any other relevant factor specifically listed in the request for bids or proposals. All questions regarding the request for proposal may be directed to the Program Manager by contacting Kristin Howard via telephone at 214-240-2661 or via e-mail to Kristin.Howard@gallaghertx.com All questions about the meaning or intent of the proposal documents shall be received in writing by the above-mentioned contact no later than 4:00 PM on THURSDAY, February 12, 2026. GENERAL SCOPE OF WORK General conditions to include all Supervision, insurance (G&L only, Builders Risk by owner), temporary facilities, trash haul off, final cleaning, etc. Bond cost is included. No permits required. No sitework is included in this proposal except general clean up of construction debris and activities. Perform selective interior demolition to prepare for new interior improvements. Apply sprayed borate termiticide treatment to all exposed existing wood framing. Existing bar to remain, complete wood cladding at bar front. Install rough-sawn cedar and sealant at perimeter trimout of exterior windows and overhead doors. Furnish and install three new interior (1) and exterior (2) doors, reframe as required. Install privacy film at exterior windows visible from street view. Provide spray-foam insulation at underside of roof decking at front area and all building exterior walls. Prior to installation of closed-cell spray-foam, existing metal cladding to be secured to building structure and holes to be sealed. Clad interior face of all front area walls with T-111 siding and finish with clear sealer. Existing demising wall to be painted only. All sheetrock to be taped/floated/textured and painted. Install Hardisoffit or T-111 at front area ceiling. Furnish two fire extinguishers on brackets, one in each room. Furnish and install two new ductless mini-split systems at front half of building, in new finished out area. Allowance included service and confirm function of existing sinks, but no new (additional) fixtures are figured. Using existing electrical service and panel, provide new surface mounted LED lighting fixtures at new finished out area in front half of existing building. Provide all code required receptacles and switching. Provide service to new HVAC units. Back half of unfinished building to be provided with code required minimum receptacles. Furnish and install new fire alarm control panel (FACP) with pull station and minimal code required smokes and strobes.
