Renovation of a municipal facility in Saint Peter, Minnesota. Completed plans call for the renovation of a municipal facility.

Sealed bids in duplicate will be received by CITY OF ST. PETER for 2026 Partial Roof Replacement and mechanical and electrical improvements Envelopes containing bids must be sealed and marked "2026 Partial Roof Replacement at the Public Works Building", with the name and address of the bidder, and the date and hour of the opening. 91 squares of FA EPDM , standing seam, and shingle roofing Each bidder shall accompany the Bid Form with Bid Security of five percent (5%) and the Responsible Contractor's Affidavit as described in the Instructions to Bidders. List of planholders, project cost estimate (if available), and bid results may be viewed at online. Direct communications regarding this Project to Bruce Bungert, Inspec, telephone 763-546-3434; bbungert@inspec.com. All questions shall be submitted no later than 11:00 AM, March 3, 2026. The Architect is not obligated to answer questions submitted after the question due date. All Bids (electronic and sealed envelopes) will remain unopened/sealed until the time of public bid opening It is the intent to start work May 18, 2026 Substantial Completion: November 27, 2026 A. Portions of the Building Included: The complete reroofing of Areas A1, A2, and E and partial replacement on Area B; including structural, mechanical, and electrical modifications on the interior of Area A2, as shown on the Drawings. B. Existing Construction: 1. Area A1: 12" hollow core concrete, 3/16"/ft. sloped light gauge steel framing, reinforced foil-faced fiberglass blanket insulation (1" to 9" thick) draped over the light gauge steel framing, and double-lock standing seam roof panels. 2. Area A2: Acoustical tile ceiling with mechanical space above, 1/4"/ft. light gauge purlins over 3/16"/ft. sloped steel framing, reinforced foil-faced insulation (1" to 9" thick) draped over the light gauge steel framing, and double-lock standing seam roof panels. a. On a portion of Area A2, there was a roof repair conducted at the east portion of the roof adjacent to Area B. The repair consisted of the same roof system previously mentioned on Area A2 above, followed by 2.5" expanded polystyrene, 1/2" expanded polystyrene, 2" isocyanurate, and 3/4" high-density isocyanurate insulation mechanically fastened to existing double-lock standing seam roof panels, followed by a fully-adhered 45-mil EPDM membrane. 3. Area B: 1"/ft. structurally sloped steel framing, light gauge steel framing, reinforced polyfaced blanket insulation (1" to 9" thick) draped over the light gauge steel framing, corrugated metal roof panels, 1.5" and 1" extruded polystyrene insulation layers, 1" foilfaced urethane insulation, and double-lock standing seam roof panels. 4. Area E: Structural steel purlins on light gauge structural framing, foil-faced blanket insulation (1" to 9" thick), corrugated metal roof panels, two layers of 1.5" isocyanurate insulation, and double-lock standing seam roof panels. 5. The existing roof system materials are based on information obtained at on site test cut locations. 6. No hazardous materials were found to be present. 7. Refer to Section 01 70 00 for information regarding examination of the existing construction. C. Summary of Work - The work includes, but is not limited to the following: 1. Area A1: Remove existing materials down to the concrete deck. Install new self-adhering vapor retarder, 1/8"/ft. tapered isocyanurate and 1/2" high-density isocyanurate cover board in low rise foam, and a fully-adhered 90-mil EPDM membrane and flashings. 2. Area A2: Remove existing materials down steel framework and modify framework as shown on the Drawings. Install new steel decking. Mechanically fasten 1/2" gypsum to the deck, followed by 1/2" high-density isocyanurate cover board in low rise foam. Install a fully-adhered 90-mil EPDM membrane and flashings. a. Remove and replace interior ceiling tiles and grid. Remove and reinstall existing lighting. b. Work also includes structural, mechanical, and electrical modifications as shown on the Drawings. 3. Area B: Remove a portion of the over-roof standing seam sheet metal panels. Remove and replace wet, damaged, or deteriorated insulation within the over-roof system. Install new pre-engineered standing seam roof panels over the existing roof system and replaced insulation. Install new snow guards as indicated on the Drawings. a. Include 3,600 square feet of 1.5" fiberglass faced isocyanurate insulation replacement in the Base Bid. b. Include 3,600 square feet of 1" fiberglass faced isocyanurate insulation replacement in the Base Bid. c. Include 7,200 square feet of 1" foil faced isocyanurate insulation replacement in the Base Bid. d. Include 100 square feet of reinforced poly-faced blanket insulation replacement in the Base Bid. e. Include 150 linear feet of snow guards installation in the Base Bid. 4. Area E: Remove existing materials down steel framework and modify framework as shown on the Drawings. Install new steel decking. Mechanically fasten 1/2" gypsum thermal barrier to the new deck, followed by self-adhering vapor retarder, two layers of 2.5" isocyanurate and 1/2" high-density isocyanurate cover board in low rise foam. Install a fully-adhered 90-mil EPDM membrane and flashings. 5. Replace existing roof-related wood blocking slated for reuse if it contains more than 19 percent moisture, shows evidence of rotting, or is otherwise in a condition that provides an unsuitable substrate to receive new materials. a. Include 1,000 board feet of wood blocking replacement. 6. Remove obsolete roof and wall penetrations and infill decking and sheet metal roof panels as indicated on the Drawings. 7. Install color-coated galvanized steel flashings at the details as shown on the Drawings. 8. Install new roof drains, overflow roof drains, scuppers, downspouts, splashblocks, vent stacks, heat stacks, mechanical curbs, snow guards, and roof edge guardrails, as shown on the Drawings. 9. Remove 8' x 8' area of concrete at the catch basin and replace as shown on the Drawings. 10. Provide new catch basin tie-in as shown on the Drawings. 11. Install new concrete bollards around all mechanical equipment at the northeast and west sides of the building as shown on the Drawings. a. Include 17 new concrete bollards in the Base Bid. 12. Provide chain link fencing around mechanical equipment on the south side of Area B as shown on the Drawings. 13. Cut new openings in walls for new mechanical ducts, fans, and pipe penetrations. 14. Provide new sub purlins and sheet metal wall panel infill at obsolete louver infill. D. Structural: 1. Remove existing structure on Areas A1 and A2 scheduled for demolition and install new materials as shown on the Drawings. 2. Infill deck openings where obsolete mechanical equipment, curbs, and roof penetrations are being removed. 3. Provide new framing for wall openings in existing walls of Areas B and D. 4. Provide new concrete pads at new and existing equipment to be located on grade. 5. Infill obsolete louver opening in the wall on the south side of Area A1 as shown on the Drawings. E. Mechanical/Electrical: 1. Area A1: Remove three existing exhaust fans. Remove wall intake louver and unit heater vent. Replace one exhaust fan with a new fan on the new roof. The other two fans are not being replaced. 2. Area A2: Remove three existing rooftop compressor/condenser units. Remove existing interior MEP components as indicated on the Drawings to accommodate roof and structure replacement. Reinstall compressor/condenser units on grade as shown on remodel plans. Reinstall interior MEP components after roof and structure replacement. 3. Area B: Remove existing rooftop HVAC unit, energy recovery unit, and exhaust fans as shown on the Drawings. Install new grade-mounted packaged HVAC unit and connect new ductwork to existing ductwork. Install new grade-mounted make-up air unit, two new exhaust fans, ductwork, and control system for garage ventilation as shown on the remodel plans. 4. Area D: Install new grade-mounted make-up air unit, exhaust fan, ductwork, and control system for garage ventilation as shown on the remodel plans. 5. Area E: Install new primary roof drain and overflow roof drain and extend new storm water piping from drains to existing catch basin and downspout nozzle. Question Deadline 03/03/2026 at 11:00 AM CT
