Renovation of a transportation facility in Kenai, Alaska. Completed plans call for the renovation of a transportation facility.
Refurbishment of ATCT roof.the replacement of approximately 400 Sq. Ft. of the elastomeric roofing membrane (EPDM) roofing. Replace the roof with Carlisle FleeceBACK EPDM (Black) 90 mil minimum or equivalent for protection and wind uplift and fully warranted by the manufacturer for twenty-five (25) years and five (5) years installer warranty. Provide the manufacture's recommended attachment, mechanically or chemically. Remove and replace the EPDM as provided by the manufacturer, including but not limited to; metal terminations, slip sheet, existing insulation. Replace insulation with required R-value for Kenai, AK while achieving a minimum slope of 1/4 " per foot toward the roof top drains. A. Remove the coping caps and inspect the parapet interior void for any damage, moisture, mold, etc., and remediate, repair, and replace as necessary. B. Remove and replace any and all vapor barrier material, insulation, pitch pans, scuppers, drains (new collars, strainers, & covers), curbs and flashing, penetration flashing, protection board, and parapet wall membrane, curb coping, flashing, water blocks, and caulking. C. The work described herein will be delivered in accordance with the current FAA standards, meet the minimum uplift requirements per the Reference Standards as a minimum; ASCE 7, International Building Code (IBC), FM 1-90, and ASTM D7877 testing. If there are any conflicts between applicable codes, the most stringent must apply. Any drawings and documentation provided by the FAA regarding the current system are for reference only and must be field verified by the Contractor. D. Remediate and replace as necessary those items beneath the elastomeric sheet roofing, i.e., rigid insulation, vapor barrier, wood blocking inside the parapet walls, insulated concrete. E. Maintain integrity and functionality of the existing electrical lightning protection system overlaying existing roof. F. Replace all adhesive and mechanical mounting cable clamps of the lightning protection system located on the ATCT roof and parapet walls. Replace and repair if required all mechanical lightning protection system roof clips, mechanical connections and fasteners such as those on the ends of bonding jumpers connected to exterior metallic louvers and vents. G. All required vapor barrier material, insulation, pitch pans, crickets, scuppers, drains (new collars, strainers, & covers), curbs and flashing, penetration flashing, protection board, parapet wall membrane, curb coping, and cap flashing shall be provided. New walkway pads shall be installed for access to the RTU units. H. Walkway Pads: Factory-formed, nonporous, heavy-duty, slip-resisting, surface-textured walkway pads or rolls, approximately 3/16 inch thick and acceptable to membrane roofing system manufacturer. I. Remove / replace or repair roof hatch based on inspection. 2 Painting scope of work includes (not limited to) using marine grade paint matching existing facility colors to paint the following: A. Entire tower building exterior panels, roof guardrail, exterior ladder and steel safety cage . Catwalk guardrail and grating, external doors, windows/louvers and frames. C. Base building siding, inclined metal roof, external doors, windows and frames. D. Remove existing caulking/joints sealant, use marine grade sealant and replace backer rod if needed. E. Rusted panel, guard rail and/or catwalk part to be inspected in present of re and repaired before painting. F. Scope of work includes inspection of tower and base bldg exteriors for mold and mildew before painting/joint reseal. G. The awnings and roof hatch door are to be inspected for rust, cleaned and repainted.
