Renovation of a mixed-use development in Boston, Massachusetts. Completed plans call for the renovation of a two-story above grade educational facility.
Estimated Construction Cost: $2,500,000 Schematic Design Fee: $75,000 Final Design Fee: To be Negotiated (max $200,000) Project Type: Renovation All project inquiries shall be directed in writing via email to: Dwayne Veale and Vamshi Thakkallapalli at Dveale@brcps.school and vthakkallapalli@tervacorp.com The renovation of the building is located at 1424 Hyde Park Ave, across the street from the school. The current building on the property will be unoccupied during renovation. Currently the building is configured as residential apartment units and will need to be converted into office and conference room space. The following recommendations and scope of work items were identified; however, it should be noted that this summary may not be the complete representation of the work which will be required to implement the general intent of the work. The work includes but is not limited to: 1. Comprehensive analysis of existing conditions 2. Working with the School, program administrative, office and conferencing needs 3. Develop conceptual designs that align with School needs 4. Project scope should include comprehensive code upgrades required for the building and proposed function 5. Design team to evaluate status of building envelope and propose solutions for any deficiencies 6. All building systems are expected to meet all State and City Energy code and sustainability requirements; Sustainable design is a priority for the school 7. Selected team to develop solutions that align with project budget The work includes all reports, drawings, specifications, and cost estimates required to bid the work. A base project which meets the budget is expected. Due to budgetary constraints, alternates may be required for the project and are included in the work. The design team shall coordinate with the Owner/Owner's OPM to establish a full and updated project budget. MBE at 5.2% and WBE 10.1% and VBE (incl. SDVOBE): 3.0% participation as well as other diversity in its Contract. Work to begin immediately with target completion for construction documents in July of 2026.
