WWTP Maintenance Building Roof Replacement Any bid may be withdrawn prior to the above scheduled time for the opening of bids or authorized postponement thereof. Question Deadline 02/13/2026 at 12:00 PM ET : Questions must be submitted online. Event bid opening : The failure or omission of any Bidder to examine any form, instrument, or document shall in no way relieve any Bidder from any obligation in respect to his bid. The purpose of this project is to replace an aged built-up gravel roof with new properly sloped 60 mil membrane roof at the Metro WWTP Maintenance Building. The work includes replacing any damaged steel decking and deteriorated components. The new roof will meet the current code with HVAC unit height adjustments, properly sloped roof angles, and new roof drains, etc The following scope of work does not indicate the sequence in which the roof should be installed. 1. Roof Areas "A", "D", and "E" (steel decks): a. Contractor is to verify that all roof drains are free of debris and free flowing prior to the start of work and at the end of the project. The owner and Consultant are to be notified of any drainage-related issues. b. Remove and dispose of the existing built-up roofs down to the steel deck. c. Remove and dispose of the existing wall and curb flashings. d. Remove and dispose of the existing metal counterflashings. e. Inspect the steel deck for any deficiencies; any deteriorated decking should be repaired or replaced (unit cost). f. Replace any damaged or deteriorated wood nailers (unit cost). g. Install new wood nailers to meet minimum flashing height requirements of the new roof. h. Adhere 1.5" base layer of polyisocyanurate insulation using low-rise adhesive. i. Adhere 2.5" polyisocyanurate insulation to base layer using low-rise adhesive. j. Install 4' x 4' tapered sumps at all drain locations. k. Adhere a 1/2 " cover board to the tapered layers of polyisocyanurate insulation using low-rise adhesive. l. Adhere 60-mil fleece-backed PVC KEE membrane using low-rise adhesive. m. Where applicable, raise equipment to achieve a final flashing height of 8 inches. n. Adhere 60-mil PVC KEE flashing membrane to all walls and curbs. o. Install new counterflashings at curbs, walls, and below clerestory windows. p. Install new coping caps, edge metal and fascia. All metal must be installed ANSI/SPRI ES-1 standards. q. Install new roof drains. 2. Roof Areas "B" and "C" (cementitious wood fiber): a. Contractor is to verify that all roof drains are free of debris and free flowing prior to the start of work and at the end of the project. The owner and Consultant are to be notified of any drainage-related issues. b. Remove and dispose of the existing built-up roofs down to the cementitious wood fiber deck. c. Remove and dispose of the existing wall and curb flashings. d. Remove and dispose of the existing metal counterflashings. e. Inspect the tectum deck for any deficiencies; any deteriorated decking should be repaired or replaced (unit cost). f. Replace any damaged or deteriorated wood nailers (unit cost). g. Adhere 1.5" base layer of polyisocyanurate insulation using low-rise adhesive. h. Install new wood nailers to match the height of the new roof. i. Roof Area "B": Adhere 2.5" polyisocyanurate insulation to base layer using low-rise adhesive. j. Roof Area "C" only: Adhere an 1/4" tapered polyisocyanurate package to the base sheet using low-rise adhesive; an R-20 average must be achieved. k. Install 4' x 4' tapered sumps at all drain locations. l. Adhere a 1/2 " cover board to the tapered layers of polyisocyanurate insulation using low-rise adhesive. m. Adhere 60-mil fleece-backed PVC KEE membrane using low-rise adhesive. n. Where applicable, raise equipment to achieve a final flashing height of 8
