The University is seeking proposals from qualified contractors for the demolition of current and replacement of kitchen, bath, and utility rooms (16 total); plumbing fixtures, appliances, floors, ceiling finishes, countertops, and wall, base, and vanity cabinets. Demo and replace each unit's PVC domestic water supply lines, etc., per the specifications and drawings. Site Visit Note: The University is asking that you pre-register for the Pre-Bid Conference. Attendance is not mandatory and you may still attend if you do not pre-register. Site visit will be immediately following. Questions deadline: 2/23/26 at 4:30 PM PROJECT DESCRIPTION A. Sea Gull Village was originally constructed in 1997 for the use of apartment rentals. There are 4 Pre-Bid Meeting 02/11/2026 at 10:00 AM ET separate buildings with 8 three-bedroom apartment units in each building. Each unit includes living space, kitchen area, 1 bathroom, laundry and storage. Each building is approx. 6200 gross square feet. This project includes each unit's kitchen and bath renovations and domestic water supply line replacement of Buildings #1401 and #1403 as described below in Section B. 1. Each building was constructed by the stacking of pre-manufactured home units. These units consist of lightweight wood residential-style wall and roof construction. They are constructed on CMU block foundation walls (crawl space under) with vinyl siding and asphalt shingle roofs. Each building has an attic space above each second-floor unit. 2. The University purchased the buildings in 2022 and is currently using them for student housing. B. The base bid shall include, but not limited to, the following: 1. Demolition and replacement of each unit's Kitchen, Bath and Utility Room (16 total units in two buildings): a. plumbing fixtures and appliances (except those noted to remain) b. floor, wall and ceiling finishes c. counter top and wall/base/vanity cabinets 2. Demolition and replacement of each unit's PVC domestic water supply lines with PEX. Each individual unit will have its own cut-off manifold installed at each laundry/utility room (except where noted in Building #1401 Unit 1E) 3. There is no mechanical scope to be completed with this project 4. Minor electrical scope includes bathroom switch and electrical duplex outlet relocation in Unit 1G, all Kitchens in Building #1403 and Living Room floor outlets in all Units 5. University staff will remove any fire alarm devices affecting the new construction prior to demolition and re-install after new work is complete 6. There is no sprinkler system scope to be completed with this project 7. No Building Permit is required for this Project BID/PROPOSAL BOND Not required for this solicitation. I.
