Renovation of an office development in Markham, Ontario. Conceptual plans call for the renovation of a one-story above grade office development.
The scope of work includes the densification of all CRA's footprint at the identified site to the 2nd floor and the replacement of existing workstation furniture, implementation of improved collaborative area elements, and creating better flow on the Second Floor to align with GCworkplace standards. Code compliance is required (NBC, OBC, CSA B651, fire code). The area requires refreshed paint and replacement of the 20-year-old carpet. The consultant is to engage in the preparation of block plans and tender-ready design drawings and specifications for review and approval by CRA, detailing any architectural, structural, electrical, mechanical, and heritage requirements for modifications necessary to meet CRA Fit-up Standards. These are to be based on 66% drawings from a feasibility study by LDM Architects Inc. Structural and MEP assessments are required before design finalization, with a heritage-sensitive approach. HVAC equipment’s heating and cooling capacity must be assessed, including a heat load calculation, and updates to the air distribution layout and control system to suit the new workstation layout. A Class A estimate based on CRA-approved design drawings is required. The selection of and engagement with a General Contractor to implement all requirements identified in the approved design drawings is also included.
