Renovation of a multi-residential development in Graham, North Carolina. Completed plans call for the renovation of a multi-residential development.

Renovations and modernization of existing project at Site NC 59-2, Site #2, Site #4, Site #5, and Site #6. The scope includes the removal of existing interior electrical panels and provision of new panels, breakers, and arc fault breakers; removal and replacement of service cables from meter base to new interior panel; removal and installation of new meter bases and exterior disconnects; replacement of switches and receptacles, including cover plates as specified by the owner; replacement of interior and exterior light fixtures and address lights; installation of new clothes dryer hook-ups with breakers, wiring, devices, venting and vent caps; removal and replacement of bath exhaust fans with new combination bath exhaust fan/light and vanity lights on new timer switches; all patching and painting required as a result of this work must be completed by qualified personnel, with patched areas primed and painted two coats, blending into existing paint. All other work as shown on the plans, in the project manual, and as required by codes is included. The electrical contractor is responsible for patching walls and ceilings cut or damaged due to work, engaging a qualified sub-contractor for repairs if needed. The prime contractor may be a building contractor or an electrical contractor as permitted by licensing rules and is responsible for all work including the patching of disturbed areas. Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. 1. At Site NC 59-2, Site #2, Site #4, Site #5, and Site #6: o Remove existing interior electrical panels and provide new panels, breakers and arc fault breakers. Remove existing and provide new service cable from meter base to new interior panel. o Remove existing meter base and provide new meter base and exterior disconnect. o Remove existing switches and receptacles and provide new switches, receptacles and cover plates (NOTE: New cover plates to be Color Selected by Owner, Semi-Jumbo everywhere except black Semi-Jumbo at HVI apartments). Locate at the same location except at handicap accessible units the heights shall be per Accessibility Codes. o Remove existing interior lights and provide new interior light fixtures. o Remove existing exterior lights and provide new exterior light fixtures and address lights. o Provide new clothes dryer hook-ups including new breakers, new wiring and devices, new galvanized vent to exterior and vent caps with back draft dampers. o Remove existing bath exhaust fan and provide new combo bath exhaust fan / light and vanity light on new timer switch, set timer to 15 minutes. Baths in NC 59-2 have an existing bath fan exhaust system that is connected to existing duct and existing roof caps. o NC 59-2 Typically has a roof access in each apartment.
