TIMELINE: Request for Proposal is underway for consultant, roof inspector services. Services include: Review and adjust tender documentation with the maintenance and purchasing departments. Provide budget estimations on selected roofs. Provide a database which the Board owns to track roof activity such as inspection reports, installation dates, replacement dates, photos, leaks, and warranties. Perform regular site visits before, during, and after for quality checks and documentation. Resolve technical roofing detail issues in a timely manner as they arise. Confirm that specifications for RCABC 10-year warranty standards are met. Process paperwork for payments, change orders, invoice approval, etc. Attend meetings related to roofing projects. Work with the Contract Inspector to coordinate work between employees and roofing contractors. Provide ad hoc reports in a timely manner at the request of the Board, including totals, subtotals, and specified date ranges. Work to recommend buildings/roofing sections that require replacement, including cost estimation budget for relevant trades due in December every year. Create a 5-year forecast for roof section replacement and update it on a yearly basis. Other minor tasks related to roofing replacement.
