Renovation of a multi-residential development in Moose Lake, Minnesota. Completed plans call for the renovation of a multi-residential development.

The project is a residential renovation located at 205 6th St., Moose Lake, MN. The scope of work includes: - Exterior: Demolition and replacement of front entry door and frame, installation of a new Therma-Tru steel 6-panel entry door, hardware, demolition and replacement of the existing front sidewalk, prepping the grade to widen the sidewalk, installation of heat tape along the eaves. - Sewer Service Lateral: Repair from the basement to the city’s main, installation of Polyethylene liner (cured in place), and compliance with city ordinance regarding pressure testing. - Interior: Demolition and replacement of all smoke detectors with code-compliant combo units, various kitchen renovations (new faucet, ceiling fan, oven, vented hood, repainting), extensive bathroom renovations (tub and surround, toilet, vanity, fixtures, fan, light fixture, new flooring, insulation, sheetrock, painting), updating the electrical panel and wiring, and installation of a pantry cabinet and stairway light fixture. - Alternates: Kitchen cabinet replacement options, ductwork addition to an upper bedroom, ceiling grid/tile replacement, and spray-foam rim joist insulation in the basement and select other minor insulating. The contractor is responsible for identifying discrepancies in the scope, ensuring all work meets industry and code standards, securing all permits and fees, repairing any property damage from the work, and reconnecting utilities. No work is to start prior to permits being issued. Instructions to bidders: - Bids must be submitted as sealed lump sum proposals for supply and install, not to exceed the specified amount. - Mandatory pre-bid site visit is required. - Contractors must comply with Davis Bacon wage requirements and provide a completed bid form, vendor’s license or application, insurance certificate, contractor’s license, and authorized signature sheet. - Submissions must be mailed to the specified P.O. Box and not require a delivery signature. - All contractors must comply with Mille Lacs Band of Ojibwe employment requirements and licensing, and some projects may require bonding for contracts in excess of $100,000. - Product substitutions must be approved by the project coordinator. - Mobilization must occur within 30 days of notice to proceed, with substantial completion expected within 120 days after contract execution. Liquidated damages will apply for exceeding timeframes. The Band reserves the right to reject any and all bids. - Preference will be given, to the greatest extent feasible, to Indian organizations and Indian-owned businesses.
