Renovation of a mixed-use development in Omaha, Nebraska. Completed plans call for the renovation of a educational facility.

The Work called for in these Bid Documents includes: (1) Demolition of existing flooring, base, floor anchors, fasteners and any surface mounted items. Remove existing partitions, doors, glazing, and wall mounted accessories. Remove existing ceiling systems, including grid, tiles, and any hung elements. Remove all existing casework, countertops and millwork in demo area. Remove existing wall marble tile, prepare floor for new finish. Remove existing furring walls and associated gyp board back to structure. Remove exterior wall construction to provide new window opening where former windows were infilled. Remove storefront system complete. Remove existing reception desk and associated casework complete. Remove plumbing completely. Remove furniture, windowsill and existing railing complete. (2) Install new floor finishes, Including Walk-off carpet tile In vestibule, lobby, and security areas; Tile in restrooms and lounge areas, Carpet in offices, conference room, break out spaces, and waiting areas and waiting areas; sealed concrete in data, mechanical, electrical and storage rooms. Install Wall finishes, including gypsum walls to be painted and receive rubber base throughout; accent walls in key areas; restrooms to receive tile base and wall tile; wall protection at waiting areas; storefront glass in shared spaces. (3) Install acoustical ceiling systems in offices, conference room, break out spaces, lounge, corridors and waiting areas; install hard ceilings in restrooms; exposed ceilings in data, mechanical, electrical and storage rooms. (4) Install casework and counters, including millwork to be plastic laminate; countertops and backsplashes to be solid surface; security and reception counters to be quartz surfaces. (5) Install solid core doors at enclosed rooms and install vision panels required for safety and visibility. Anticipated Bid Award & Board of Education Approval Timeline March 23, 2026 An original certified check or cashier's check payable to the Board of Education or satisfactory original Bid Bond executed by the bidder and acceptable sureties in an amount equal to five percent (5%) of the amount of the bid shall be submitted with each bid (the certified or cashier's check and the bid bond may sometimes be collectively or individually referred to in these Bid Documents as the "Bid Security"). The District reserves the right to accept or reject any or all bids or any part thereof and to waive any and all technicalities and irregularities and award the Contract based on its determination of the best interests of the District.
