The known existing asbestos and lead paint information relevant to bid # 1968 Upgrade S3, S7 and Seminar Flat Roofs, De Anza College project is depicted in the Asbestos & Lead Renovation Survey Report and Work Plan, prepared by Advantage Environmental and Safety Services, Inc. All work depicted in the Asbestos & Lead Renovation Survey Report and Work Plan shall be part of this Project's Scope of Work and shall be part of the General Contractor's base bid. Contractor to perform remediation work as indicated using a licensed contractor that is certified to perform the Work in the state of California. Upgrade built-up roof with new single ply roof at the flat areas and associated flashing; replace roof drainage system; exterior siding and roof hatches to be repaired where required; add attic space lighting; paint exterior surfaces Question Deadline 03/09/2026 at 12:00 PM PT All bid questions must be put in writing by posting a Question in the Q & A section online.' PROJECT NUMBER: 210-MEASURE G BOND PROGRAM Project Type Bid Response Types Line Items Type of Award Lump Sum License Requirements B full roof membrane replacement (s3 s7 & seminar): -protect at all times the site, mansard roofs, mechanical units to remain, and all areas not in contract (nic). buildings will be occupied while construction is underway. -contractor to remove and properly dispose of all bituminous gravel top roofs, associated flashings at parapet curbs, penetrations, counterflashings, etc., in its entirety, down to the existing wood substrate of the deck and parapet walls. -under the allowance, remove and replace all wood decking in the plywood/nailer's substrate that shows evidence of dry rot. contractor to infill to match existing deck/wall height. contractor to document and verify quantity of dry-rot to be removed with construction manager. -clean and prep existing substrate to receive new single-ply roofing system inclusive of vapor retarder and 1/2" prime coverboard. intent is to be a fully-adhered system with associated metals. -existing conduit/electrical/gas lines to be raised/attached over new roof system with newconduit/electrical/gas line supports. -where indicated on plans [seminar bldg], install new ladder from roof hatch to attic space landing. refer to specifications section 07 72 33. -where indicated on plans [s3 bldg], install new 3/4" landing plywood over attic space joists to reinforce attic landing. -install new roof hatch, safety railing, and telescoping post where indicated on plans and per specifications section 07 72 33. parapet coping metals (s3 s7 & seminar): -parapet coping metals to be removed with care and kept for re-installation. if coping metals are damaged during removal, contractor to replace in-kind at no additional cost to owner. -clean all coping metals prior to re-installation. re-solder coping metal joints, install new sealant, and fasten coping metal with new neoprene gasketed fasteners. -prep, prime, and paint all coping metal aspects upon installation to match existing conditions. drains/drain-bowls/drain lines/drain-line hangers/overflow spouts (s3 s7 & seminar): -contractor to ensure all roof drain lines, overflows, and through-wall scuppers are cleaned out and allow for the freeflow of water. if drain lines are impregnatable, contractor to replace drain line, in its entirety, with approved piping as specified in specifications section 22 00 01. refer to base bid repair quantity schedule for linear footage of piping replacement as necessary. contractor v.i.f. attachments pre-rain event during construction and post demolition. -where noted on plans, install new drain-line hangers to ensure existing drain-lines are fully secured. refer to specifications section 22 00 01. -replace all drain and drain body assemblies with new cast iron main and overflow drains inclusive of no hub-drain bowl assembly, clamping ring, and strainer dome. refer to specifications section 07 72 00. -install new overflow spouts where indicated on plans [s3 bldg], refer to specifications section 07 72 00. mechanical units (s3 s7 & seminar): -existing mechanical units to receive new filters. contractor to verify in field (v.i.f.) filter type and replace in-kind. -mechanical units to be protected in place and recieve new associated counterflashings. skylights (s7 & seminar): -where indicated on the s7 rooftop, contractor to clean and reseal (1) skylight. refer to specifcations section 07 92 00. -where indicated on the seminar rooftop, contractor to clean and reseal two (2) skylights. refer to specifications section 07 92 00. trellis remediations: [add alternate #1] -where indicated on plans, dry-rotted beams to be replaced in-like-kind. refer to base bid quantity repair schedule. -entire trellis to be primed and painted new to match existing conditions. board and batten remediations (s7 only): -utilizing construction documents as reference, contractor to verify-in-field all sidings indicated on plan for replacement that show damage and/or dry rot. -ensure any dry-rotted siding/exterior wall assembly/board and batten, damaged substrate board, and batt insulation is removed. install with new to match existing conditions. refer to base-bid quantity repair schedule. -where indicated on plans, replace existing board-and-batten siding and associated cavity batt insulation with new. refer to specifications 07 46 23 and detail 15/a5.0. -contractor to clean and re-seal all pipe penetrations, unit flashings, conduit boxes, etc. to ensure weathertight conditions prior to priming and painting. -contractor to prime and paint all existing sidings and battens and newly installed sidings, new battens, and new associated flashing to match existing conditions. fascia board remediations (seminar): -where indicated on plans, fascia board to be replaced in-like-kind. refer to base bid quantity repair schedule. Completion-(108) calendar days / September 18, 2026 Construction Estimate: $ 984,000 does not include allowances or alternates.
