Site work and new construction of a mixed-use development in Coralville, Iowa. Completed plans call for the construction of a 109,700-square-foot clubhouse / community center; 109,700-square-foot fitness / recreation center; and 109,700-square-foot swimming pool.

The City of Coralville intends to enter into a guaranteed maximum price contract for the construction of the Coralville Recreation and Aquatics Center and park ground, adjacent to the current Coralville Recreation and Indoor Pool at 1506 8th Street, Coralville, Iowa. The approximately 109,700 square foot facility will include three full-sized basketball courts, a 200-meter walking track, fitness space, soft play area, community spaces, and two natatoriums. The first natatorium will feature a shallow water activity pool with slide and a separate lap/teaching pool; the second will be a competition pool with diving boards, team locker rooms, and spectator seating. The Construction Manager at-Risk (CMaR) will be selected through a two-step solicitation process based on best value, evaluated through criteria including firm and personnel for the project, experience in similar projects, references, financial and performance information, proposed methodology, and safety record. Qualified responders will later be asked to submit proposed fees, and the CMaR will be selected based on the published selection criteria and ranking evaluation.
