Renovation of a multi-residential development in Oneonta, Alabama. Completed plans call for the renovation of a 56-unit multi-residential development.
Any prospective bidder desiring an explanation or interpretation of the solicitation, specifications, drawings, etc., must request it at least 7 days before the scheduled time for bid opening. The project consists of the removal of existing HVAC components and installation of new wall mounted Mini-Split system, as well as necessary electrical upgrades at the Camellia Court apartments in Oneonta, Alabama. The intention is to install a new system at 56 one-bedroom apartments. Sealed bid proposals are to be submitted, with the contract awarded to the lowest responsible bidder in accordance with relevant rules, regulations, and laws. Bidders must be properly licensed as required by the State Licensing Board for General Contractors, show proof of license on the outside of the bid envelope, and include a copy with their bid. Local municipal licensing must be obtained prior to contract execution. Bids must be submitted on forms provided by the Architect. A certified check or Bid Bond of at least 5% of the bid amount must accompany each proposal. Performance and statutory labor and material payment bonds will be required as part of the contract, with costs included in the proposal. Additional required bidding documents are detailed in the project manual and specifications. The awarded contractor must comply with Section 3 of the Housing and Urban Development Act of 1968 to ensure employment and economic opportunities are directed to low and very low-income persons, particularly HUD assistance recipients for housing. Plans, specifications, and contract documents may be obtained by contacting the Architect. All inquiries about bid documents must use the forms found in the Project Manual and be submitted no later than four days after the pre-bid meeting. Bidders are strongly encouraged to attend the pre-bid and on-site review meetings, and to review the renovation site prior to bidding. Vacant units will be available for inspection. Bid proposals should be hand delivered or mailed to ensure arrival in advance of the bid opening.
