Reference Number 0000414290 Project Description 1. The BASE BID project work includes roof replacement at Section A, B C, D, E, F and I. Work includes all lift equipment, all fall protection work, the removal of the existing roof membrane, the removal of the existing insulation, removal of the existing metal flashings and edging, limited deck repair (unit price). Areas A, B, C D, & F will have a nailed base sheet and adhered tapered ISO insulation. Section E will have ISO augured down to the tectum deck and adhered layer of ISO insulation. Section I will have a loose laid rosin and then nailed gypsum board. The new roof system for A, B, C D, F and I shall be a new fully adhered EPDM roof system, new flashings and related sheet metal flashings as indicated on the plans and drawings for the building. Section E will have a fully adhered fleece backed PVC with ribs welded on to appear like a metal roof. Work shall include replacement of rotted or damaged wood blocking (unit price), installation of new wood blocking where indicated in the drawings, plumbing work consisting of replacement of all drain bolts, strainers and clamping rings, drain bowl replacement (unit price), water testing of roof drains, new pipe supports, and limited HVAC related work if necessary to raise gas lines or to provide electrical disconnects to remove and reinstall exhaust fans. Work also includes installation of new metal edging along perimeter edges of all roof sections, as detailed. Additionally, work shall include working with other Construction trades so as to complete new mechanical equipment renovations as described in the Wakely Drawings dated 1-2026. 2. The Base Bid project work also includes Section G and H to replace the metal edge detail and strip in the new perimeter flashing to the existing EPDM roofing per drawings. Bonding Requirements - Bid Bond 5 % DESCRIPTION A. Provide all labor, material, equipment, and tools as required to prepare the existing roofing system for reroofing/recover as specified in this Section. B. Provide for the proper disposal of all existing materials designated to be removed. Provide approved trash receptacles in areas designated by the Owner's Representative. C. Coordinate the roof preparation work with the new roofing work in such a manner as to keep the new insulation and roofing materials, building, and building interior absolutely clean, dry and watertight. The Board of Education reserves the right to accept or reject any or all bids, either in whole or in part; to award contract to other than the low bidder; to waive any irregularities and/or informalities; and in general to make awards in any manner deemed to be in the best interests of the owner. substantially completed by August 30, 2026, with final completion by September 27,2026 A. Remove the existing roof membrane system, all existing insulation and all flashing down to the surface of the existing roof deck. B. Temporarily lift, move and reset all utility conduits to allow for the scheduled reroofing. For the purposes of the Base Bid, the work shall include the removal of the old wood blocking and the installation of new prefabricated supports and pipe clamps on a new membrane separator sheet to support the conduits. Existing "wood" blocking shall be removed and disposed off site. C. Remove existing sheet metal counterflashings, penetration flashings, and metal edging. D. Inspect the exposed deck for localized areas of significant deterioration or damage. Remove and replace (or) repair localized deck panels (unit price). E. Inspect the exposed wood nailers/wood blocking for localized areas of deterioration or damage. Remove and replace localized wood nailers/wood blocking (unit price). basis.
