Renovation of a mixed-use development in New York, New York. Conceptual plans call for the renovation of a medical facility.

Architect-Engineering services to provide design development, construction documents, technical specifications, construction period services, site visits, cost estimates, shop-drawing review, and all related support for Project No. 630-26-104 to repair electrical deficiencies at the Margaret Cochran-Corbin Medical Center. Work includes reviewing existing as-built drawings, conducting detailed visual inspections, and preparing comprehensive reports outlining repair strategies, priorities, materials, and cost estimates. The scope covers developing basis-of-design documents, schematic design, design development, construction drawings, specifications, detailed cost estimates, construction phasing plans, infection control risk assessment plans, and interim life safety measures. Services include preparing complete contract drawings and specifications across architectural, structural, plumbing, fire protection, mechanical, and electrical disciplines, including demolition and new work. Work involves providing solutions for high-risk electrical deficiencies identified in the NEI report, including replacement of panelboards, ancillary equipment, and overcurrent protection devices. Construction period services include site visits, inspections, meeting participation, response to RFIs, review of submittals, preparation of supplemental documents, and creation of As-Built drawings. The A/E must support the VA by reviewing contractor qualifications, assisting with evaluations, and providing a qualified commissioning agent to support commissioning, testing, balancing, system calibration, performance verification, and training. All documentation must be provided in accepted VA digital formats, and the A/E must use the VISN 2 Autodesk Build Construction Management platform for project submissions, coordination, and communication. Training requirements include VA Privacy and Information Security Awareness, OSHA certification, TB testing, security forms, and background investigations for all personnel. The A/E shall produce ten sets of construction documents, one reproducible vellum set, and digital versions of all documents. Completion time for design services is 365 calendar days. Location: Margaret Cochran-Corbin Medical Center, 423 East 23rd Street, New York, NY 10010. Magnitude of Construction is between $1,000,000.00 and $5,000,000.00.
