The contractor shall provide all labor, materials, equipment, supervision, permits, and services necessary to complete the construction of a Therapeutic Spa Facility. The scope includes, but is not limited to: site preparation and utility coordination; construction/renovation as per plans; spa mechanical systems; plumbing and drainage systems; electrical and control systems; ADA-compliant access; waterproofing and moisture management; interior finishes appropriate for high-moisture environments; and final inspections and commissioning. All work must conform to the complete set of plans and technical specifications included in this solicitation. Project Location: South Albany High School (Pool) 3705 Columbus St SE, Albany, OR 97321 Bidders must hold a valid Oregon CCB license, obtain all permitting as needed, be registered with the Oregon Bureau of Labor & Industries (if prevailing wage applies), comply with all public works requirements, provide performance and payment bonds (100% of contract price unless otherwise stated), provide required insurance certificates, and demonstrate experience with aquatic/spa or high-moisture construction projects. Bids must be submitted as sealed lump sum bids and include: the base bid amount, acknowledgment of addenda, bid bond (10% of bid amount), subcontractor disclosure form, and proposed project schedule.
