Vacant unit repairs of 25 units throughout Housing and Community Development (HCD). The intent of the work is to repair the interior of apartment units for residents occupancy and perform other miscellaneous work. The contract involves preparing selected vacant units throughout HCD for occupancy, making them move-in ready, with units ranging from studios to five bedrooms. The work shall be done in an expedited manner within 90 calendar days. The scope of work includes, but is not limited to, building, electrical and plumbing work, and all necessary trades to deliver a habitable unit. The General Contractor is responsible for obtaining all permits and providing all materials and labor necessary to complete the job, which includes repairs to walls, floors, ceilings, electrical and plumbing systems, kitchens, bathrooms, all finishes, painting, etc. All work must meet the best standards of workmanship and applicable codes, with new materials matching existing and approved by the HCD Project Manager prior to installation. Contractors must visit the site prior to bidding to verify all existing field conditions at the job site. Bidders and all subcontractors must hold valid, current, and active State and/or Miami-Dade County contractors licenses consistent with these requirements. This is a Section 3 covered activity requiring job training and employment opportunities to be directed to low- and very-low-income persons, and contracting opportunities to businesses owned by, or substantially employing, such persons. FAILURE TO PROVIDE SECTION 3 DOCUMENTS ON OR BEFORE HCD REQUESTED DUE DATES MAY RENDER BID NON-RESPONSIVE. Bids must be sealed and submitted to HCD Administrative Services by the specified deadline. In the event of equal bids, awards will be decided by drawing lots. Contractors may obtain bid documents for a non-refundable fee, and free electronic copies of specifications and drawings are also available.
