The City of Coralville is seeking a Construction Manager at Risk with Guaranteed Maximum Price for the construction of a recreation center and natatorium project with multiple pools and renovation of an adjacent park area. Qualifications are to be provided according to the RFQ materials. Intent o submit an RFQ must be declared in writing by e-mail. The Recreation Center and Indoor Pool master plan is available online, and additional documents and exhibits are referenced as related materials. The City of Coralville desires to retain the preconstruction and construction phase services of a Construction Manager at Risk for the construction of the new Coralville Community Recreation Center & Natatorium and the S.T. Morrison Park Improvements Project under a guaranteed maximum price as permitted by Iowa Code 26A. A single CMaR will be retained to coordinate and construct both projects on similar and/or concurrent schedules. The City's goal is for the CMaR to coordinate the completion of both projects to improve construction efficiency and minimize rework where the two projects intersect. The recreation center and pools are an approximately 109,700 square feet building that includes a gymnasium with three full sized basketball courts, a center gathering corridor with climbing wall and other game space, community meeting spaces, a 200-meter walking track, two fitness studios, a cardio and weight area, a soft turf area and play space, offices, and locker rooms. It also includes two natatoriums. One natatorium will include a recreation lap swim/teaching/exercise pool and a shallow water pool with slide and play features. The second natatorium is a competition pool with stadium seating, locker rooms, wet classroom, and storage areas for the accommodation of competitive swimming and diving.
