Site work and new construction of an educational facility in Grand Island, Nebraska. Completed plans call for the construction of a 42,000-square-foot, 81-bed educational facility; and for site work for a educational facility.

Central Community College is soliciting proposals for Construction Management services for the new construction of a residence hall building in Grand Island, Nebraska. The scope of work includes the development and construction of housing units designed to accommodate anticipated growth in the student population and future program expansions, with construction completion targeted for June 2027. The facility is planned as a 42,000 square foot building with 81 student beds, a director apartment, laundry, kitchen areas, and student gathering spaces. The project budget is $16-$17 million for construction. The selected Construction Manager will provide both preconstruction and construction phase services. Preconstruction services include cost estimating, value engineering, project scheduling, identification of long-lead items, review of design documents, and preparation of a preliminary Guaranteed Maximum Price (GMP). During construction, services required include coordination and administration of subcontractor bidding and contracts, progress scheduling and reporting, quality review of documents, cost control, stormwater monitoring, project closeout including submission of all documentation and warranties, and participation in a formal post-occupancy warranty review. Proposal requirements include submission of firm qualifications and past performance, an organizational chart for key project personnel, and sealed bids for construction phase fees, preconstruction phase fees (lump sum), fees for changes (percentage), and estimated monthly general conditions (lump sum). Bidders must submit separate envelopes for qualifications and fees. Only written inquiries are permitted for project questions, and unauthorized contact may result in disqualification. All work is to be performed under a cost-plus a fee to a Guaranteed Maximum Price contract, with all savings returned to the owner. All subcontracted work is expected to be competitively bid unless directed otherwise. The Construction Manager will be expected to coordinate monthly schedule updates and reports, and a detailed review process will be used by the selection committee to rank and interview proposers. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
