Renovation of a multi-residential development in Sacramento, California. Completed plans call for the renovation of a five-story above grade, 42-unit multi-residential development.

**As of April 7th, this project has been awarded to EMCOR Services Mesa Energy at $288,447.** All work, except for the flue and air intake pipe through the wall, is to be performed inside the existing mechanical room in the basement. The contractor is to remove one steam boiler and associated appurtenances, remove two heat exchangers, install two gas-fired water boilers and associated appurtenances including condensate drain with neutralizing kit, P&TRV piping, circulation pumps, and schedule 40 PVC flue vent and air intake through wall, as well as install two indirect water heaters with 115-gallon storage capacity. The scope also includes installing a new expansion tank connected to HWR/CW piping to tanks, a new backup circulation pump at hot water return piping parallel to the existing CP-1, a new circulation pump for maintaining tank storage temperature, a new digital mixing valve for 120 degrees F hot water supply to the building, and a new plate and frame heat exchanger and pumps to inject heat into the condenser water loop. The contractor shall furnish all necessary labor, materials, tools, and equipment, survey the entire job, include all necessary work in the initial bid, comply with all applicable codes, regulations, and standards, and be responsible for property protection, cleanliness, and all permits. Contractor must not commence work before full contract execution and submission of all required insurance certificates. The work must comply with all specified project schedules and supervision requirements, and no change orders are allowed; any cost overruns will be the responsibility of the contractor. Instructions to bidders include the requirement to read the scope of work thoroughly before bidding, attend a mandatory pre-bid job walk, submit bids on provided forms in a marked envelope, include costs for bonds, insurance, and all expenses, submit a bid bond, and provide payment and performance bonds upon award. Proposals must adhere to all requirements as set forth, including compliance with prevailing wage laws, and bids must be complete and timely. The lowest responsible and responsive bidder will be awarded the contract, provided all requirements have been met. Late or incomplete bids may be rejected.
