Richland County is seeking electronic bids from qualified suppliers to provide all labor, materials, equipment, and supervision necessary to remove and replace deteriorated window glazing gaskets and wet seals at interior and exterior aluminum storefront windows and skylights. The buildings are four-story structures with skylights located at the roof level. Work includes replacement and restoration of 1184 window and skylight assemblies to a watertight condition. Question Deadline 03/27/2026 at 2:00 PM ET Vendors shall submit all inquiries regarding this bid via the County's eProcurement Portal, ichland County is seeking a qualified contractor to provide all labor, materials, equipment, and supervision necessary to remove and replace deteriorated window glazing gaskets and wet seals at interior and exterior aluminum storefront windows and skylights. The buildings are four (4) storystructures with skylights located at the roof level. Work includes replacement and restoration of 1184 window and skylight assemblies to a watertight condition. 1. Existing Conditions Existing glazing systems utilize snap-in Ethylene Propylene Diene Monomer (EPDM) compression wedge gaskets typical of commercial aluminum storefront and curtain wall systems. Existing wet seals exhibit aging, loss of adhesion, cracking, and reduced elasticity. 2. Scope of Work The Contractor shall remove and dispose of all existing glazing gaskets and wet sealant; furnish and install new EPDM snap-in compression wedge gaskets profile-matched to existing; remove and replace wet sealant;; reseal interior and exterior glazing joints including heads, jambs, sills, mullions, and skylights; protect adjacent finishes; and perform final inspection to verify watertight integrity. 3. Window Quantities and Sizes The following window quantities and sizes are included in this scope. Quantities are derived from the Owner-provided spreadsheet and are provided for bidding reference. o 1104 windows @ 90" x 27.5" o 32 windows @ 45" x 27.5" o 12 windows @ 24" x 28" o 36 windows @ 60" x 84" 4. Materials Replacement glazing wedge gaskets shall be OEM-compatible EPDM snap-in compression gaskets from CRL (C.R. Laurence), Trim-Lok, Pawling Corporation, Accurate Rubber Products, or approved equivalent. Wet-seal materials shall be high-performance neutral-cure silicone glazing sealant such as Dow 795, Tremco Proglaze II, GE SilPruf SCS2000, or Sika Sikasil WS-295. 5. Installation Requirements Existing sealant shall be completely removed prior to installation. Substrates shall be cleaned and prepared per manufacturer recommendations. Backer rods shall be installed where required. Sealant shall be applied in accordance with the manufacturer's recommendations and tooled to a smooth, uniform finish. 6. Field Verification Contractor shall field verify all quantities, dimensions, and conditions prior to bidding. 7. Warranty Contractor shall provide a minimum of (2) years workmanship warranty, and the manufacturer warranties apply. 8. Exclusions Existing structural framing repairs, interior finish repairs beyond minor sealant cleanup.
