Completed plans call for the addition of a multi-residential development; for the demolition of a multi-residential development; for the construction of a multi-residential development; and for site work for a multi-residential development.

Construction of a new stair hall addition and installation of a new interior metal egress stair. The Contractor must agree to strive to achieve a 3% Veterans Business Enterprise (VBE) participation goal Question Deadline 04/03/2026 Bidders requiring clarification or interpretation of the Contract Documents shall make a written request to the Architect. The Architect will answer such requests if received seven (7) calendar days before the date for receipt of the bids. The work under the Contract consists of: 1. Demolition of existing lower roof and creation of new masonry openings. 2. Construction of a new stair tower addition with floors aligning with existing floor elevations. 3. Installation of new egress doors between existing apartments and new stair hall. 4. Installation of a new pre-fabricated metal stair, assembled onsite. 5. Installation of new exterior metal stair to provide egress to grade. 6. Replacement of select windows (refer to 01.23.00). 7. All Work either shown on the drawings or included in the specifications unless specifically indicated as not to be done. In addition, the Work under the Contract includes: 1. Work outside the project site as called for in the Contract Documents and as required for the performance of the Work. 2. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 3. Providing and restoring, where appropriate, all temporary facilities.
