Restoration of the 1886 Leon County Jail in Centerville, Texas, specifically focusing on masonry restoration. Construction work for this project shall be contracted with and performed by a General Contractor, although a trade contractor may serve as General Contractor if they meet the requirements of the Contract Documents. Bidders must submit complete and accurate qualification statements with their bid, typically using AIA Document A305. Sealed bids are required and must be submitted on specified forms, with all blanks filled and required documents included. Each bid must be placed in a sealed envelope marked with the appropriate identification and all received addendums listed. The Owner reserves the right to waive irregularities, reject any or all bids or parts thereof, and to award the contract based on the best interests of Leon County, considering factors such as purchase price, vendor reputation, quality, ability to meet county needs, past relationship, long-term costs, and experience with historic buildings. No facsimile or email submissions will be considered. The Work of the Project is defined by the Contract Documents and consists of the following: 1. Masonry restoration of the South Elevation is included in the Base Bid. 2. Additional masonry restoration of the North Elevation is to be included in bid as an alternate. Type of Contract: 1. Project will be constructed under one prime contract. 1.5 ACCESS TO SITE A. General: Contractor shall have full use of building to be included in the Work on Project site for construction operations during the construction period. The interior of the building will be in continuous use by maintenance staff during restoration. All other existing buildings on the square will be occupied and shall remain open during demolition and selected demolition construction operations.
