Renovation of a multi-residential development in Rome, Georgia. Completed plans call for the renovation of a multi-residential development.

Qualified and licensed elevator contractors are sought to provide complete labor, materials, and services for the modernization of two existing passenger hydraulic elevators. The work includes installing non-proprietary microprocessor-based controllers, drives, selectors, and door operators; replacing detectors, tracks, hangers, interlocks; inspecting and replacing hydraulic jack seals if needed; installing new signal fixtures, including position indicators and car operating panels; ensuring ADA and ANSI A117.1 accessibility compliance; cab interior refurbishment; replacing traveling cables, hoistway wiring, buffers, pit equipment; implementing safety upgrades such as emergency battery lowering and seismic protection; completing all necessary repairs and patching; sealing all hoistway holes and using fire-retardant materials. The contractor is responsible for obtaining all permits, complying with local, state, and federal regulations, conducting final inspections, providing certificates of compliance, performing full load testing and commissioning, supplying as-built drawings and operating manuals, and training staff. Interim maintenance is required during modernization to ensure at least one operational elevator, with preventive and emergency maintenance response provided. All special tools, software updates, and spare parts must be available for the life of the equipment. Proposals must detail company profile, experience, a technical approach for phasing and downtime minimization, itemized cost proposal, schedule, certifications, and any exceptions. All proposed subcontractors must be licensed and insured. Warranties must be provided, and preference is given to energy-efficient practices. Proposals should not exceed 10 pages, excluding attachments, and must be submitted electronically. Questions Due: March 24, 2026, 12:00 P.M The contractor shall provide complete labor and materials to modernize two (2) existing passenger hydraulic elevators, two in each building. Elevator work includes: 1. Non-proprietary microprocessor-based controller, drives, and selectors. o Install new, open-protocol controllers compatible with multiple service providers. o Include variable frequency drives (VFD) for smooth operation and energy efficiency. 2. Non-proprietary door operator and related equipment. o Replace door operators with non-proprietary models, including detectors, tracks, hangers, and interlocks. o Ensure compliance with fire safety and accessibility standards. 3. Jack seals (as needed). o Inspect and replace hydraulic jack seals if deterioration is found during the project. o Provide documentation of inspections and any replacements. 4. New signal fixtures, car and hall. o Install modern LED or digital signal fixtures, including position indicators, direction lanterns, hall buttons, fire service, and car operating panels. o Fixtures must be vandal-resistant and energy-efficient. 5. Accessibility provisions for physically disabled persons. o Ensure full compliance with ADA and ANSI A117.1 standards, including braille signage, audible signals, emergency communication systems (hands-free phone with visual indicators), and appropriate door timings. 6. Materials and accessories as required to complete the elevator modernization (controller, fixtures, and door operator). o Supply all necessary wiring, conduits, buffers, guides, pumps, valves, and other components. o Cab interior refurbishment: re-laminate walls, new LED ceiling, handrails, and flooring allowance o Include any required electrical, mechanical, or structural modifications. 7. Complete replacement of traveling cable, hoist way wiring, limits, buffers, and pit equipment 8. Safety upgrades: emergency battery lowering, UCM protection, seismic valve/gripper (if required), car-top inspection station 9. Full Category 5 testing by an independent inspector, permits, O&M manuals, diagnostic tools, and as-builts 10. All repairs shall be made as necessary to complete the entire Elevator Modernization in original condition, including all cutting, fitting, and drilling of masonry, concrete, metal, and other materials as specified or required for proper assembly, fabrication, installation, and completion of all Work under the Contract, and including any patching and redecorating as may be necessary. This includes all work in the elevator machine rooms, hoistways, Pits, cars, guide rails, brackets/fastenings, lobby hall stations, and all other areas of the Elevator Modernization. 11. Any provision that requires facilitating the removal of existing equipment and installation of new equipment in the machine rooms, lobbies, Pits, hoist ways, cabs, and repair thereof shall be the total responsibility of the Elevator Contractor. 12. All holes/cracks in the hoistways shall be sealed. All hoistway sides of the hall station boxes shall be sealed with fire-retardant material.
