Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a one-unit multi-residential development.
Contractor shall provide all labor, material, equipment, supervision, permits and all things incidental to complete the scope of services as described in Attachment 1 Price Proposal and Detailed Scope of Work. Deadline to submit Questions Mar 23rd 2026, 2:00 PM EDT The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state and local regulations 559 Dolphin General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Supply and Install roll shades in all windows 3. Remove all existing appliances and range hood 4. Supply and Install closet shelving/closet rod 5. Clean and paint interior handrail in stairwell of unit 6. Clean All return vents 7. Supply and Install window shades to each individual window 8. Final Cleaning of Entire Unit (including windowsills and window wells) to Make Ready for Occupancy. Bathrooms: 1. Supply and Install 1 Vanity Cabinet w/ Vanity Bowl and faucet 2. Supply and install (1) new 16-inch elongated toilets and seats 3. Supply and Install 1) New Medicine Cabinet with Mirror 4. Supply and Install 1)New 5-piece bathroom 5. Supply and Install New Bathtub 6. Supply and Install Delta Tub Faucet and drain cover plate with stopper 7. Supply and Install trap(metal) and supply lines under bathroom sink 8. Supply and Install 12x12 Stone Gray Wall Tile (up to ceiling) 9. Supply and Install Shower Rods and hardware Kitchen: 1. Supply and Install HUD Severe Use base and wall cabinets 2. Supply and Install Postformed Wilsonart Black Granite Laminate countertops 3. Supply and Install Broan #4100 range hood 4. Supply and Install Black backsplash behind stove and side wall 5. Supply and install single bowl stainless steel kitchen sink and faucet 6. Supply and Install (metal) traps and supply lines under kitchen sink Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair Drain, Water & Vent (Bathroom and Kitchen, toilets) run snake through sink in kitchen and Bathroom drainpipes 4. Supply and Install washing machine hookup and valves Electrical: 1. Supply and Install Switches, Receptacles, GFI's , A/C outlet and metal cover plates. (White) 2. Supply and Install Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Supply and Install all light fixtures with LED integrated light fixtures/ or clean existing lights if LED 4. Supply and Install smoke Detectors ( 10 yr Lithium in bedrooms) Smoke and Carbon Combo in hallways 5. Install baseboard heaters throughout unit(Site will provide heaters) Doors & Windows: 1. Supply and Install all Interior doors and hardware 2. Supply and Install all new door hinges and do not paint them 3. Repair and paint Screen Doors 4. Supply and Install Front and Back door and Hardware 5. Supply and Install weatherstripping on all exterior doors 6. Supply and Install Address Stencil overtop of entry door (spray paint numbers) Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two finish coats eggshell latex. o Kitchen and bathroom walls & ceilings, and all doors, wood windows and wood trim shall receive a semigloss final finish coat. o Paint All radiators front and back. Bath and Kitchen (Semi-Gloss), Bedrooms and all other areas (Flat) o The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. o Scrape and Paint All outside Canopy (Terracotta Red) and all outside handrails (Black)and drainpipe (Black) and Gas lines (Terracotta Red) Outside window lentils o Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). o The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. All floors must be level before applying flooring... 3. Supply and Install all treads and risers with vinyl treads and risers 4. Supply and install 6" baseboards and 3/4 Round shoe molding and caulk throughout unit.
