Notice is hereby given that the Santa Rosa County Board of County Commissioners is requesting proposals for the Sale and Master Planning of County-Owned Property on Berryhill Road. Questions concerning this request should be submitted through the procurement portal by 12:00 pm on Thursday, April 16, 2026. Santa Rosa County Board of County Commissioners encourages all segments of the business community to participate in its procurement opportunities, including small businesses, minority/women owned businesses, and disadvantaged business enterprises. The Board of County Commissioners reserves the right to waive irregularities in bids, to reject any or all bids for sound documented reasons, and to award the bid that it determines to be in the best interest of Santa Rosa County. Sale and Master Planning of County-Owned Property - Berryhill Road Sale of property and will need to provide a conceptual masterplan of what is planned for the parcel based on TC1 zoning. Location: South side of Berryhill Road, approx. 1,300 ft east of West Spencer Field Road, Pace, FL Tax Parcels: Approximately 30 +/- acres of 34-2N-29-0000-00201-0000 Approx. 1,327 ft frontage along Berryhill Road) Current Use: structures will be removed Soils: Flat uplands (Troup soil) Flood Zone: Zone X (low flood probability) Improvements: 5,435 SF single-family residence (4 BR, 3 full baths, 2 half baths, enclosed pool, garage, generator, security system, etc.) 4,500 SF warehouse with electricity, bathroom, basketball court Paved driveway, fencing, landscaping Utilities: Public water, sewer, electric, cable, telephone available Zoning: AG-RR (Agricultural-Rural Residential) Rezoning to TC1 scheduled for March 2026 Town Center Core (TC-1) - To provide a mixed use commercial and residential district with a maximum residential density of ten (10) dwelling units per acre. Easements: 1 entrance into property that is designed to be a lighted intersection in the current 4-lane design plans. Stormwater: Dominant easement allowing dispersal of stormwater into an offsite county-owned retention pond, eliminating the need for an onsite stormwater pond and increasing usable development area. Stormwater Benefit: The offsite pond will be perpetually maintained by Santa Rosa County, and the property is assumed to have permanent rights for runoff dispersal.
