Renovation of a multi-residential development in Whitehall, New York. Completed plans call for the renovation of a multi-residential development.
The project consists of a comprehensive residential rehabilitation of an owner-occupied home in Whitehall, NY. Major work items include bathroom replacement, siding replacement, window replacement, roof edge and flashing repairs, plumbing improvements including cast iron drain pipe replacement, water heater replacement, basement moisture mitigation and drainage improvements, and interior ceiling repairs related to water intrusion. The project will also require abatement or proper handling of asbestos-containing siding materials and stabilization and clearance related to lead-based paint hazards in accordance with applicable regulations. All work must meet the requirements of the New York State Residential Code and the National Electrical Code and must be completed in accordance with manufacturer specifications. The contractor is responsible for the removal and proper disposal of all demolition and construction debris, minimizing waste, and recycling materials where possible. The contractor must obtain all required permits, pay fees, coordinate inspections, and provide certificates of completion. Proof of insurance, lead certification documentation, and all manufacturer warranties must be provided. The contractor is required to inform the owner/occupants about installed green building materials and practices. All materials must be ordered within 14 days of contract award, and all repairs must be completed within 60 days of contract award. Upon completion, the contractor must obtain a lead clearance report. Change orders will not be issued for discovery items that are not hidden defects. Interested contractors are instructed to request the complete scope of work and project specifications and submit a bid including their name and contact information, proof of insurance, lead certification documentation, a lump sum bid, and an estimated timeline for completion. Contractors are encouraged to seek participation from Minority- and Women-Owned Business Enterprises (MWBE), Section 3 businesses, and Service-Disabled Veteran-Owned Businesses (SDVOB). Bids must be received by the stated deadline and include the specified subject line in the proposal submission.
