The work consists of providing general construction and building maintenance services on a job order basis for City-owned facilities. Services include small additions to existing buildings, construction of new small buildings such as free-standing restrooms and storage areas, renovations to meet user needs and requirements, repairs from storm events or other damage, and emergency response services as needed to prevent further facility damage. The contractor must provide all labor, materials, equipment, supervision, and coordination necessary to perform the work, and ensure compliance with all applicable local, state, and federal regulations. The contractor must maintain required licenses, bonds, and insurance, obtain all necessary permits, adhere to industry safety protocols, and minimize disruption to City operations. Work may involve coordination with City utilities and outside agencies as required. Projects may require upgrades or modifications to building systems including HVAC, electrical, plumbing, mechanical, fire protection, structural elements, and foundations. Ongoing quality control, timely completion, accurate project documentation, and the ability to respond to emergency requests are required. The maximum anticipated value per project is approximately $500,000, and the City may make multiple awards. Successful contractors are responsible for drafting project scopes and submitting cost proposals in coordination with City staff. There is no guarantee of work under this contract. Preference may be given to those able to meet federal project requirements if work is funded by federal grants, but most projects are expected to be funded from the general fund. Contractor personnel may be required to undergo background checks for work in secured City facilities and must comply with City access control requirements. Upon project completion, record “as-built” drawings must be submitted. The contractor is responsible for rectifying any defects in labor or materials for two years from final acceptance.
