Site work and new construction of a multi-residential development in Baldwin, Louisiana. Completed plans call for the construction of a eight-unit multi-residential development.

Sealed bids are required for the turn-key provision of 8 Modular OR Site-Built Homes (Three Bedroom housing units) on the Chitimacha Reservation as described in the bidding documents. Bids must be in the specified form and submitted by the deadline. Bidders are responsible for visiting the site in preparation for their proposals. Bidders must be properly licensed commensurate with the scope of the project. Questions or clarifications must be submitted in writing at least five days before the bid opening. Addenda may be issued and only information within written addenda will be considered binding. Preference is given to Indian-Owned Economic Enterprises and Alaska Native contractors, provided their bid does not exceed the lowest bid by more than five percent. Bidders claiming Indian Preference must submit satisfactory evidence for eligibility. Any person with disabilities needing special accommodation must contact the Owner's Representative in advance. The living area, (conditioned space), square footage for the housing units should be approximately 1,450 sf. The Proposer must list each unit identified for each lot, and varying models shall be provided as to not repeat the adjacent floorplan and street scene. The proposer must account for and itemize the following: o Housing unit o All transportation and set-up related costs, if Modular is proposed o Driveways o Full concrete foundation o Masonry skirting and steps, if Modular is proposed o Full 2-car concrete parking pad, or attached 2-car carport o Full metal canopy over carport pad, with gutters, downspouts and deflectors o Termite treatment o All wet utility connections to the mains o Electrical connections to the pad mount transformer, (underground) o Masonry mailboxes o Minimum 5' on 12' roof pitch o All mechanical systems and appliances, (dishwasher, range, water heater, HVAC, etc.) Question Deadline 04/17/2026 Questions received less than five (5) days prior to the date for opening of Bids may not be answered.
