Renovation of a multi-residential development in Baker Lake, Nunavut. Completed plans call for the renovation of a multi-residential development.

This project involves the repair of a displaced rim joist and the reinstallation of floor joists that have become disengaged from their joist hangers. The contractor shall supply all labour, materials, tools, and equipment required to complete the work, including jacking and providing temporary structural support for the building as required during the work. Work shall include, but is not limited to, the following: Remove the existing soffit, fascia (if required), insulation, and plywood sheathing in the affected area to expose the rim joist and floor joist ends. Provide temporary structural support to the affected floor system as required prior to commencing repairs. Assess the condition of the existing rim joist. Straighten and secure the rim joist back to its proper alignment or remove and replace it with new structural grade lumber of equal or greater size if it cannot be properly straightened. Reinstall the eight (8) floor joists that have slipped out of their joist hangers, ensuring all joists are properly seated, level, and securely supported. Replace any floor joists that are damaged, split, or compromised to restore full structural strength. Note that some of the existing floor joists are doubled. Any double-joists that require repair shall be replaced or sistered in a manner that maintains the original double-joist configuration. Install new joist hangers where required and fasten using manufacturer-specified structural fasteners or joist hanger nails. Drywall screws or non-structural fasteners shall not be used. Ensure the rim joist is securely fastened to the floor joists and supporting structure in accordance with standard framing practices. The contractor shall notify the LHO or designated representative for inspection of all structural repairs before covering with plywood or insulation. Install new insulation in the repaired area to match or exceed the existing insulation value. Install Tyvek or equivalent weather barrier beneath the floor joists to protect the insulation from wind and moisture. Install new 1/2 " plywood sheathing beneath the floor joists to enclose the soffit area. All seams in the plywood shall be sealed with exterior-grade caulking and covered with plywood strips to provide additional protection against air infiltration and moisture. Reinstall soffit, trim, and any other exterior components removed during the repair. Restore the exterior of the building to its original condition. Upon completion, the contractor shall ensure the work area is cleaned and all debris removed from site.
