Subcontract proposals are requested for the Emanuel County Commissioners Office Renovation at the John C. Coleman Hotel in Swainsboro, GA. Bids must be submitted using the provided bid form in accordance with the Instructions to Bidders, which will be issued by addendum. All RFI's should be emailed to the Construction Manager and must include the relevant plan sheet and/or specification reference, contractor name, and contact information. Substitution requests are to be submitted using forms found in section 012500 of the specifications. Contractors and subcontractors must be registered and authorized to use the Federal Work Authorization Program "Employment Eligibility Verification (EEV)" per Georgia law O.C.G.A. 13-10-91. Plans, Specifications, and Addenda are available at no cost through the specified website, with subcontractor registration required prior to access. It is the proposer's responsibility to check for and acknowledge all addenda before bid submission. This project is the renovation of the existing Coleman Hotel building, including new interior spaces and finishes, new windows and doors, new office spaces, new electrical, mechanical, and plumbing, as well as bringing it up to current code. This project also includes a new five-story 8,040 sf addition to serve as the building's new core area featuring new toilets, two new stairs, and new elevator. Additionally, sitework to include new paving at parking lot and new exterior ramps and stairs for building access.
