Renovation of a municipal facility in Phoenix, Arizona. Completed plans call for the renovation of a municipal facility.
Repair or replacement work in Building F to address deficiencies in multiple building systems. The work includes repair or replacement of electrical breaker wiring, replacement or repair of existing light fixtures, roofing repairs, HVAC system replacement, and construction or installation of covered storage. All work shall restore affected systems to proper operating condition and meet applicable safety and operational requirements. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. MBE (13.9%), WBE (6.9%), SBE (100%) Perform work for Western Area Power Administration's (WAPA), Desert Southwest Region (DSW) for the repair and replacement to designated Building F. Repairs and renovations include, electrical breakers wiring, lights fixtures, roofing repair, HVAC replacement, covered storage, set forth in this SOW. WAPA must approve all parts/items suggested by the contractor before purchase. Cover existing ten (10) skylights with metal panels and properly seal. Apply Elastomeric Base Coat at 1.5 gallons per 100 sq ft. Apply Elastomeric Final Coat at 1.5 gallons per 100 sq ft. or within industry standards. Clean up and dispose of all project-related debris. Provide and install under-structure lighting sufficient to illuminate the entire covered area of each structure. Install four (4) exterior floodlights per structure, mounted at each corner. Floodlights shall be weatherproof, high-efficiency LED fixtures suitable for outdoor security and operational lighting Provide and install 120-volt electrical outlets throughout the center (2) structures. Install multiple duplex receptacles configured in two-gang boxes (four outlets per box). Quantity and placement of outlet boxes shall be distributed evenly to provide practical access across the structure; final layout to be coordinated with WAPA. All wiring shall be run in conduit and installed in compliance with the National Electrical Code (NEC) and all applicable federal, state, and local regulations. Provide appropriate breakers, panels, and connections to existing power sources as coordinated with WAPA. All work shall meet or exceed industry standards and applicable codes. Materials shall be new and free from defects. Contractor shall ensure all installations are level, secure, and properly aligned. Electrical systems shall be tested and verified operational upon completion.' Electrical System Upgrades Remove 19 existing strip fixtures and install 15 new 8-foot LED linear fixtures. Troubleshoot power system; correct faults and ensure code compliance (NEC). Replace all circuit breakers and install new Electric Panel to support building operations and label accurately and verify load balancing. Inspect all electrical devices; repair or replace defective components to support systems to operate out of this building through NFPA 70 and NEC compliant. Install six (6) exterior-rated LED wall pack fixtures. Replace all outlets and switches; ensure man-door switches control interior lighting. Wire 208/230V 3PH 45A to two (2) external electrical disconnects. HVAC Replacement Remove existing four (4) swamp coolers and install two (2) DAIKIN Commercial 7.5-ton Split Heat Pump System package units Install concrete pads, exterior duct supports and return grilles. Provide hail guards, fresh air intakes, filter racks, and factory thermostats. Connect supply duct to existing ducting and cut in return ducts to include the seal and cover unused ducts (exterior and interior). Contractor shall install thermostats into pre-approved locations. Connect power from disconnect to units. Door Replacement Contractor shall furnish all labor, materials, equipment, supervision, and transportation necessary to remove and properly dispose of three (3) existing man doors and install three (3) commercial-grade exterior steel man doors. New doors shall be pre-wired to accommodate Government-furnished electronic access control; systems, including conduit and wiring provisions for card readers, electric strikes/ maglocks, and associated hardware. Doors and frames shall be properly reinforced and prepared for access control. Floor covering The contractor shall provide all labor, materials, equipment, and supervision necessary to prepare, clean, and apply an epoxy coating system to the existing floor surfaces within Building F. The objective is to restore the floor, improve durability, enhance safety, and provide a clean, professional appearance suitable for facility operations. Surface Preparation Inspect all floor surfaces to assess current condition, including cracks, stains, coatings, and contaminants. Remove all existing coatings, adhesives, grease, oil, dirt, and debris using appropriate mechanical and/or chemical methods. Perform mechanical surface preparation (e.g., grinding or shot blasting) to achieve proper surface profile for epoxy adhesion. Repair cracks, joints, spalls, and surface defects using approved patching and repair materials. Ensure all surfaces are level, sound, and free of loose material prior to coating application. Cleaning Thoroughly clean all floor surfaces after preparation to remove dust and residue. Utilize industrial vacuum systems and approved cleaning agents where necessary. Ensure the floor is completely dry and contaminant-free before proceeding with epoxy application.
