Remodeling of a residential development in Madison, Minnesota. Completed plans call for the remodel of a 1,300-square-foot residential development.
Cost Estimate: $100,000-175,000 Remodel of approximately 1300 square foot main level of residential home at 421 8th Ave, Madison, Minnesota for the Lac qui Parle Soil & Water Conservation District. The project work is to be completed by November 1, 2026, to allow for move complete by December 31, 2026. Bids must be returned by May 6, 2026. The LqP SWCD reserves the right to reject any or all bids, to waive informalities or irregularities, and to accept the bid deemed in the best interest of the district. A complete project scope and bid requirements can be obtained by contacting the Office & Financial Coordinator or by picking up a copy at the office. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The project consists of the following general specifications: o Add handicap accessible ramp, extend stair landing and remove & replace entry door to meet ADA accessibility on east entry door nearest to single garage. o Remove paneling and replace with finished painted sheetrock surface in entry way. o Enlarge doorway from entryway into existing kitchen to meet ADA accessibility. o Remove kitchen as it presents and replace with finished painted sheetrock surface to convert to reception/lobby space. o Enlarge doorway from existing kitchen into existing dining area to make larger opening and remove paneling and replace with finished painted sheetrock surface. o Remove current entry way coat closet, and the wall perpendicular, near existing door on north east corner of building; remove archway also connected to perpendicular wall and finish with painted sheetrock surface o Enlarge doorway and replace with new jam, trim and door on Bedroom 1 in north east corner; remove and replace closet trim & doors. o Relocate doorway with new jam, trim and door on Bedroom 2 north central, and replace existing doorway with finished painted sheetrock surface; remove and replace closet trim & doors. o (Alternative to R&R closet trim & doors is to remove closets completely.) o Enlarge hallway entry, remove arch and replace with finished painted sheetrock surface. o Remove bathtub and vanity in existing bathroom and replace with finished surface, enlarge doorway and replace with new jam, trim and door; all to meet ADA accessibility for bath. o Removal as needed, and install kitchenette in existing laundry area to include refrigerator & microwave outlet, and small sink. o Remove and replace back interior entry door. o Electrical removal, relocation, rough-in & final fixture installation and data components for six desk locations. o Plumbing removal, relocation, rough-in and final fixture installation as needed o HVAC removal, relocation, rough-in and final fixture installation as needed o Repair as needed, and paint all walls and ceilings not affected by previous scopes. o Remove existing and replace base and flooring with commercial grade solid surface on entire main level. o All construction must comply with applicable local, state, and federal building codes
