Project Name: Gymnasium Wood Floor Restoration, Refinishing & Repainting Location: Gil Either Community Center, 21 Cayuga St. Cohoes, NY 12047 Area: 6,350 sq ft (Contractor to field-verify) Floor Type: Wood sport floor (maple or equivalent; Contractor to verify species, thickness, and subfloor system) Objective: Restore surface, repair damage, sand (as specified), repaint game lines/logos, and apply new finish system to meet performance standards for indoor athletics. 2) Performance & Quality Standards Comply with MFMA (Maple Flooring Manufacturers Association) best practices for sanding, sealing, game lining, and finishing. Finishes and paints must meet applicable VOC regulations for your jurisdiction. Slip resistance: Finish system should meet or exceed ASTM F2772 performance requirements for indoor sports surfaces (applicable coefficient of friction for gym floors). Use products intended for indoor sport floors (waterborne polyurethane or oil-modified athletic-grade urethane). Only trained, sport-floor-experienced crews may perform the work. 3) Existing Conditions & Pre-Work Site Inspection: Contractor to field-verify square footage, substrate condition, expansion gaps, and transitions. Note any excessive cupping, crowning, loose boards, hollow areas, or water damage. Moisture Testing: Perform wood and ambient moisture/RH testing prior to work. Proceed only if stabilized per manufacturer tolerances. Protection: Protect adjacent walls, bleachers, goals, doors, equipment, and HVAC from dust/overspray. Seal off spaces to control dust migration. Utilities: Owner to provide access to power, lighting, temperature control, and secure storage. 4) Scope of Work (Base Bid) A. Surface Preparation & Repairs Repairs: Replace split/loose boards; repair dead spots; shim as needed. Fill minor gaps and surface defects with compatible wood filler. Replace/repair transition moldings and thresholds. Patch Allowance: Include an allowance for replacing up to 50 LF of boards; price per LF beyond allowance (see Unit Prices). Sanding (Full Sand to Bare Wood): Machine sand the entire floor to clean wood: progressive grits (e.g., 36/40 -> 60 -> 80/100). Edges and corners to be sanded with edgers and hand tools; blend seamlessly. Final screen/buff for uniform scratch pattern. Alternative Scope (Alternate 1): Screen & Recoat only (no full sand), if existing finish thickness and condition allow; see Alternates. Dust Control: Use dust containment equipment; prevent dust infiltration to adjacent spaces; daily cleanup. B. Stain / Tone Apply neutral or custom stain to match Owner-approved sample. Uniform application; avoid lap marks. Mockup: Provide a 4'x4' test area for Owner approval before full application. C. Sealer & Finish System Sealer: 1 coat of sport-grade sealer compatible with finish system. Finish: Option 1: Waterborne polyurethane (athletic-grade), 2-3 top coats. Option 2: Oil-modified polyurethane, 2-3 top coats (longer cure times, amber tone). Intercoat abrasion (screen/buff) between coats for adhesion and smoothness. Dry/Cure Times: Follow manufacturer; maintain temperature 65-80F and 35-50% RH (or per product spec). Final gloss: Satin or Semi-Gloss per Owner preference (state in Bid Form). D. Game Lines, Logos & Court Markings Layout: Verify regulation court dimensions (e.g., basketball high school/college, volleyball, pickleball, etc.). Provide shop drawings for Owner approval. Paint: Use waterborne game line paint compatible with finish system. Colors: Owner to provide color schedule (e.g., school colors). Application: Mask cleanly; sharp edges; no bleed. Logos/Text: As specified (see Section 12). Provide proofs and scaled templates. Sequence: Sealer -> game lines/logos -> top coats. E. Final Buffing & Cleaning Final screen/buff if required by manufacturer; vacuum and tack-clean thoroughly before last coat. 5) Environmental & Safety Maintain temperature/RH per manufacturer throughout sanding and finishing. Ensure adequate ventilation; follow product safety data sheets (SDS). No open flames; control ignition sources around solvent-based finishes. Comply with OSHA and local safety regulations; post signage to restrict access. 6) Protection, Curing & Turnover Cure Windows: Waterborne: light foot traffic after ~24-48 hrs; athletic use after 7 days (typical). Oil-modified: athletic use after 10-14 days (typical). Protection: No tape on new finish; place walk-off mats; prevent rolling loads until fully cured. Owner Training: Provide care and maintenance guidelines, approved cleaners, and recoat schedule. Closeout: Deliver product data sheets, warranties, and finish quantities used. 7) Submittals Product data for sealer, finish, and game line paint (including compatibility letters). Safety Data Sheets (SDS). Shop drawings for court layout, line widths, logo placements, and colors. Samples: 4'x4' on-site finish mockup; color drawdowns for line paint. Qualifications: List of at least 3 similar gym floor projects within last 5 years. The intent of these specifications is to furnish information to responsible bidders for the restoration, refinishing and repainting of the wooden gymnasium floor at the Gil Either Community Center.
