The purpose of this project is to replace an existing air-cooled, chilled water HVAC unit in the facility that has failed and is no longer operable. The goal is to have reliable and efficient equipment, creating a comfortable work environment and accurate temperature control for the facility and occupants. Perform site inspection and field measurements. o Verify existing piping sizes, valve locations, electrical service, and structural conditions. o Coordinate crane, crane access and roof staging area. o Submit equipment specifications for approval to Mclean County Project Manager before project begins. o Develop a work plan minimizing disruption to the building operations. o Oversee and administer Ameren Incentive process for County incentives. o Coordinate chilled water shutdown with McLean County Facilities Department. o Isolate the unit from the chilled water loop serving the two larger units to maintain cooling during the project. o Drain necessary portions of piping and dispose of existing fluid. o Replace inline pump P-1 in penthouse. o Replace water and anti-freeze solution in piping up to header. Existing system is propylene glycol. o Replace unit exterior electrical disconnect. o Replace roof curb if applicable. Roof work to be completed by contractor hired subcontractor if needed. o Existing control wiring to be tied back into new unit. o Provide new chilled water unit of equal or improved capacity. o Unit to be compatible with existing control wiring and system sensors and actuators. o Provide anchoring and vibration isolation for unit. o Provide weatherproofing for exterior chilled water unit. o Leak testing on water system piping. o Insulate unit connection supply and return piping to match existing insulation. o Develop a walking and working platform to protect roof membrane in work areas and the paths to and from the unit. o Perform functional performance testing of the unit upon completion of installation with BASE2 controls provider. o Calibrate glycol levels of entire system to achieve a -10-degree protection from freezing. o Adjust chilled water flow rates to accommodate new unit while maintaining two additional chilled water units on the same water piping system. o Maintain a clean working area daily. o Remove all construction debris from site when complete. o Restore work area to original condition and repair any roof damage before project is complete. o Provide at least a 1-year labor warranty and 5-year minimum warranty on parts.
