Renovation of a municipal facility in Asheville, North Carolina. Completed plans call for the renovation of a 41,647-square-foot municipal facility.

Location: Southern Research Station Headquarters 200 WT Weaver Blvd Asheville NC 28804 POC: Kevin Blanton 828-257-4345 3.0 Background The existing HVAC water cooled chiller serving the 41,647 GSF Southern Research Station Headquarters has failed and needs to be replaced. All labor, equipment, and materials are to be supplied by the contractor. All work shall be accomplished in accordance with International Building Codes, ASHRAE standards, NEC, NFPA codes, Energy Star, and other applicable codes and standards. No potentially hazardous materials are expected to be encountered during the execution of work under this Scope of Work. Should the contractor encounter any additional suspected hazardous materials, stop work and contact the Contracting Officer Representative (COR) immediately. Contractor Requirements 4.0 Technical Requirements/Tasks Note: - Contractor shall verify all measurements and existing equipment specifications. - All waste material and debris shall become the property of the contractor. The contractor shall remove and dispose of all waste in accordance with all codes and regulations. 4.1 Chiller Replacement • Contractor shall provide turnkey removal and replacement of one (1) 165-ton water-cooled chiller including all labor, materials, equipment, rigging, disposal, piping, insulation, vibration isolation, electrical, and commissioning required for a complete and operational system. • Chiller shall meet capacity, efficiency, refrigerant type, and pressure/temperature ratings per project requirements and applicable codes. Includes chilled water and condenser water connection compatibility, vibration control, isolation valves, strainers, gauges, and insulation. • Recover refrigerant per EPA regulations, disconnect electrical and piping, drain systems as needed, remove and dispose of existing chiller using approved rigging plan, protect surrounding equipment, and manage all waste in accordance with regulations. • Set new chiller on structural pad or vibration base, reconnect chilled water and condenser water piping, install flexible connectors and valves, reinstall insulation, reconnect electrical feeders and grounding, perform pressure testing and leak checks. • Testing and Commissioning: Flush and clean piping, coordinate chemical treatment, perform system fill and vent, verify pump flow, perform manufacturer startup, verify temperatures, pressures, and full load capacity, and document system performance.
