Renovation of an educational facility in Ithaca, New York. Completed plans call for the renovation of a educational facility.

The project is identified as the William T. Keeton House North Wing Structural Repair & Water Infiltration Mitigation. All labor, services, materials, and supplies are to be provided in accordance with the contract. A single General Contractor will be awarded the contract for the entire project. The work at the site must start within ten calendar days from the date of issuance of written authorization to proceed, and substantial completion must be achieved no later than July 31, 2026. The construction schedule and completion are critical, and the contractor must provide adequate labor and equipment to ensure that the schedule is maintained. Prior to commencement of any on-site construction activities, the successful bidder must furnish fully executed and satisfactory Payment and Performance bonds. No on-site construction activities may commence until these bonds are in place for the project. The successful bidder must also submit a complete "Schedule of Values" showing the amounts allocated to the various trades, suppliers, subcontractors, installers, and General Contractor's work, aggregating the total sum of the contract. If requested by the Owner or Architect, the complete Schedule of Values must be submitted prior to award of contract. The contract award is subject to approval of Cornell University's Contractors Qualification Statement. Bid Proposals must be submitted electronically through the designated project management Bid Portal. All required fields and attachments in the portal must be completed, including the Bid Proposal Certification Form, Bid Bond, Bond Surety Company, Bonding Rate for Change Orders, Proposed Project Team and Resumes, Proposed Project Schedule, and any proposed substitutions. Each bidder must list all portions of the work to be performed directly as well as provide a list of proposed subcontractors, material suppliers, and/or manufacturers for the principal trades or subdivisions of the work. Subcontracts must be awarded only to parties satisfactory to the Owner and Architect, and all subcontractors and materials suppliers must be individually approved. All unit prices and alternate proposals requested in the bid documents must be included and will be subject to Owner approval. The Owner reserves the right to reject any or all proposals, and to waive any informalities in bidding. Each bidder's proposal must remain unchanged and in effect for at least ninety calendar days following the bid opening date. Bid bond in the amount of 10% of the bid amount must be furnished electronically. The Owner, Cornell University, is exempt from certain sales, use, and federal excise taxes; bidders must inform their prospective subcontractors and suppliers of this exemption and incorporate tax credits in their proposals. Discrepancies in the contract documents must be reported through the designated project management Bid Portal. Estimated Construction Budget: $200,000 - $215,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
