The scope of work includes the roof removal and replacement on the Maintenance Building at Rocky Creek Water Reclamation Facility. The existing roof, which consists of a single ply recover over an aggregate surfaced built-up-roof (BUR) over lightweight concrete (LWC) on a precast double T concrete deck, will be removed down to the existing concrete deck. A new fully adhered 60 mil PVC roof membrane is to be installed over a cover board, a 1/4" tapered insulation system adhered over a vapor retarder, which is to be installed over the concrete deck. All new wood nailers, sheet metal flashing, and coping are to be installed. The project will be awarded as one contract by base bid on a lump sum basis for the performance and completion of all required work. Instructions to bidders specify that each bid must be accompanied by a Bid Bond in the amount of 10% of the bid, prepared on the form provided in the contract documents. The bidder must be licensed in Georgia and comply with Disadvantaged Business Enterprise Participation Requirements. The successful bidder will be required to furnish a Performance Bond and Payment Bond, each in the amount of 100% of the contract price. Participation from local, minority, and women-owned businesses is encouraged but not mandated. The owner reserves the right to reject any or all bids and to waive informalities and technicalities. All bid questions must be submitted to the Owner by 10:00 A.M. on May 5th, 2026.
