Renovation of a multi-residential development in Loveland, Ohio. Completed plans call for the renovation of a 16-unit multi-residential development.
The project consists of the replacement of electrical panels at sixteen single-family houses located throughout Clermont County. The work includes replacement of the electric panel box, breakers, meter base, electric feeds from the panel to the weatherhead, additional circuitry, and grounding. The scope of work may vary for each house. The lowest responsible and reasonable bidder will be awarded the contract based on the lowest total bid price. The Architect and Owner have specified the work items, locations, and quantities. More information is available in the Project Manual. All prices must be submitted on a firm-fixed-price basis and are not subject to adjustment based on incurred costs. All work shall be completed within 90 calendar days of the date of the Notice to Proceed. It is the goal of CMHA to obtain 20 percent minority business participation on this project. The Work generally consists of but is not limited to the following. Work is to be performed at each address. Refer to the Project Manual Specifications, Matrix, and photographs for additional project requirements and work to be performed under this contract. 1. Remove and discard the existing electrical panel and circuit breakers. Furnish and install new electrical panel rated for 200 amps and new circuit breakers appropriate-sized for the existing circuitry. 2. Remove and discard the existing meter base. Furnish and install a new Meter/Main base with 200-Amp disconnect. 3. Remove and discard existing electrical feeds from weatherhead to existing electric panel. Furnish and install new weatherhead and feeds sized for new 200-Amp service. Feeds shall connect utility wiring to meter base and electrical panel as required for a complete, functional, code-compliant installation. Provide connections to existing electric utility lines. Where weatherhead is not directly above meter, secure feeds along rake boards and soffits to obscure feeds to the greatest extent possible. Where electric feeds are underground. Evaluate feeds for condition and capacity. If capacity is less than 200 amps, notify owner and architect. 4. Furnish and install one (1) dedicated 120v circuit and GFI duplex receptacle near new electric panel as required by NEC. Provide breaker, wiring, j-box, etc. as required for complete installation. All wiring shall be concealed inside the wall or conduit. 5. Furnish and install one (1) dedicated 120v, 20 Amp window air conditioner circuit and 20 Amp simplex receptacle at one living room window. Receptacle shall be located below the windowsill and within 16" laterally of the window. Provide breaker, wiring, j-box, etc. as required for complete installation. All wiring shall be concealed inside the wall, floor or attic. 6. Furnish and install one (1) dedicated 120v, 20 Amp window air conditioner circuit and 20 Amp simplex receptacle at one bedroom window in each bedroom. Receptacle shall be located below the windowsill and within 16" laterally of the window. Provide breaker, wiring, j-box, etc. as required for complete installation. All wiring shall be concealed inside the wall, floor, or attic. Each air conditioner receptacle shall be on its own dedicated circuit. 7. Furnish and install grounding to incoming water main, gas main (where present), and ground rod as required by current codes. 8. Contractor shall include all anticipated work items required by the Authority Having Jurisdiction (AHJ) for panel replacement and increase of service. 9. Contractor shall patch and repair all finishes disturbed by this work. Contractor shall touch up paint all gypsum wallboard repairs. Owner shall supply matching paint. 10. Contractor shall be responsible for obtaining and paying for all permits and inspections required by local laws, ordinances, rules and regulations related to this work. 11. Contractor shall coordinate service changes with Duke and minimize power outage to house.
