Site work and renovation of a multi-residential development in Cairo, Illinois. Completed plans call for the renovation of a one-story above grade, 40-unit multi-residential development.
The work consists of the renovation of Scattered Sites apartments located in Cairo, Illinois 62914. The project involves 40 one-story, wood-frame apartments originally constructed in 1963, consisting typically of efficiency and 1-bedroom units in four clusters of row-house buildings throughout Cairo. Rehabilitation work includes upgrades to HVAC, electric, and plumbing systems, as well as site work. Bids are to be submitted in a single lump sum proposal. Qualified and licensed General Contractors with experience in large residential rehabilitation projects are required. Bids must be made on unaltered bid forms. A bid deposit of not less than five percent (5%) of the greatest possible bid amount, considering all alternates, must accompany each general bid and be made payable to the Alexander County Housing Authority. Bid and contract documents, including plans and specifications, are available from the architect's office for a refundable deposit, with options to purchase partial sets or download documents for bidding purposes only. All bidders are advised to attend the pre-bid meeting and walk-through, as this will be the only time access to units is provided, and subcontractors are encouraged to join. The magnitude of the project is between $2,500,000.00 and $3,500,000.00. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Any prospective bidder desiring an explanation or interpretation of the solicitation, specifications, drawings, etc., must request it at least 7 days before the scheduled time for bid opening.
