Site work and paving for a mixed-use development in Gaffney, South Carolina. Completed plans call for site work for a water / sewer project; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The furnishing of labor, material and equipment entering into the contract. Scope of work will consist of Water and Sewer Utility Improvements at Project SC 17-1, Limestone Court, and includes, but is not limited to, the following items: 1. Provide all labor, materials and equipment required to execute the work as indicated for water and sewer utility improvements. 2. Contractor shall provide photographic documentation, of any existing damage that could be misconstrued as damage caused by the contractor during his construction operations. Documentation shall be submitted and reviewed with the architect and owner prior to beginning any work in any phase. Any damage caused by the contractor shall be repaired/replaced to new condition at no additional cost to the owner. 3. Provide sediment and erosion control measures as indicated on plans. 4. Remove existing 8" sanitary sewer main and structures. Provide new 8" sewer main and structures as indicated on plans. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer main and provide new sanitary sewer lateral tie-in to new sanitary sewer main. Remainder of existing sewer lateral to building is to remain. 5. Remove existing 6" sanitary sewer collector between buildings A, B, C, D, E, and F. Provide new 8" sewer main and structures as indicated on plans. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer main and provide new sanitary sewer lateral tie-in to new sanitary sewer main. Remainder of existing sewer lateral to building is to remain. 6. Remove existing 6" sanitary sewer collector between buildings I and J. Provide new 6" sanitary sewer collector as indicated on plans - See Form of Bid Unit Pricing. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer collector and provide new sanitary sewer lateral tie-in to new sanitary sewer collector. Remainder of existing sewer lateral to building is to remain. 7. Remove existing 6" sanitary sewer collector between buildings S and T. Provide new 6" sanitary sewer collector as indicated on plans - See Form of Bid Unit Pricing. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer collector and provide new sanitary sewer lateral tie-in to new sanitary sewer collector. Remainder of existing sewer lateral to building is to remain. 8. Remove existing 6" sanitary sewer collector behind buildings U and V. Provide new 6" sanitary sewer collector - See Form of Bid Unit Pricing and structure as indicated on plans. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer collector and provide new sanitary sewer lateral tie-in to new sanitary sewer collector. Remainder of existing sewer lateral to building is to remain. 9. Remove existing 6" sanitary sewer collector between buildings P and Q. Provide new 6" sanitary sewer collector as indicated on plans - See Form of Bid Unit Pricing. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer collector and provide new sanitary sewer lateral tie-in to new sanitary sewer collector. Remainder of existing sewer lateral to building is to remain. 10. Remove existing 6" sanitary sewer collector between buildings N and O. Provide new 6" sanitary sewer collector as indicated on plans - See Form of Bid Unit Pricing. Remove each existing 4" sanitary sewer lateral to point approximately 5' off new sanitary sewer collector and provide new sanitary sewer lateral tie-in to new sanitary sewer collector. Remainder of existing sewer lateral to building is to remain. 11. Contractor shall provide by-pass sewer pump to keep sanitary sewer system active at all times, during the performance of the work. Coordinate all activity with the Architect, Engineer, City of Gaffney Board of Public Works, and the Owner. Public sewer flows thru Owner's system. 12. At each apartment, remove existing concrete pad, PVC sewer cleanout, brass plug and approximately 16" of riser. Provide new riser connection, PVC sewer cleanout, PVC plug and 24"x24"x4" thick, poured in place, concrete pad flush with finished grade. 13. Provide new riser, PVC sewer cleanout, PVC plug and 24"x24"x4" thick, poured in place, concrete pad at locations indicated on the plans - See Form of Bid Unit Pricing. 14. Existing water main distribution to remain. At each apartment, remove existing water branch line from existing PVC main to existing below slab copper service line at building. Remove existing valve and valve box at each location. Provide new water branch line from existing PVC main to existing below slab copper service line at building. Provide new valve and valve box at each apartment. 15. Remove existing blow-off at water main distribution dead end. Provide new blow-off. 16. Remove existing isolation valve in water main distribution (as occurs). provide new gate valve in existing water main distribution - See Form of Bid Unit Pricing. 17. Provide new gate valve in existing water main distribution as indicated on the plans - See Form of Bid Unit Pricing. 18. Remove existing concrete paving and curb and gutter as required to perform work. Provide new concrete paving and curb and gutter where removed for the performance of the work. 19. Remove existing asphalt paving and curb and gutter as required to perform work. Provide new asphalt paving and curb and gutter where removed for the performance of the work. 20. Provide new painted striping, directional arrows, etc. where disturbed during the performance of the work. 21. Remove existing concrete sidewalks and pads as required to perform work. Provide new concrete sidewalks and pads where removed for the performance of the work. 22. Remove existing clothes post(s) and wire, as required to perform work and salvage. Remove existing concrete footing. Re-set existing post and provide new 12"x30" concrete footing. Top of footing 6" below finish grade at locations where removed for the performance of the work. 23. Provide all other work as shown on plans, in the project manual and as required by codes and the local authority having jurisdiction. Each bid shall be accompanied by a cash deposit or a certified check drawn on some bank or trust company insured by the Federal Deposit Insurance Corporation, of an amount equal to not less than five percent (5%) of the bid or inlieu thereof a bidder may offer a bid bond of five percent (5%) of the bid executed by a surety company licensed under the laws of North Carolina and per Section 9 of Form 5369 and individual sureties must be listed on US Treasury Circular Number 570 to execute the contract in accordance with the bid bond and per HUD-5369 Sections 9 and 10. Five Percent shall be based on the maximum bid price, ie: Base Bid plus Unit Prices plus Contingency Allowance plus All Add Alternates. Said deposit shall be retained by the Owner as liquidated damages in event of failure of the successful bidder to execute the contract within ten (10) days after the award or to give satisfactory surety as required by law. (Bid Bond not required if bid is less than $100,000.00.) Refer to provisions for Equal Employment Opportunity and payment of not less than the minimum salaries and wages indicated in the project manual must be paid on this project. A Performance Bond and a Payment Bond will be required for one hundred percent (100%) of the contract price. Payment will be made on the basis of ninety percent (90%) of monthly estimates and final payment made upon completion and acceptance of work. The Owner reserves the right to reject any or all bids and to waive informalities. Estimated Cost o $800k-$1.2M *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. Question Deadline 04/08/2026 Any prospective bidder desiring an explanation or interpretation of the solicitation, specifications, drawings, etc., must request it at least 7 days before the scheduled time for bid opening. Requests may be oral or written. Oral requests must be confirmed in writing
