Renovation of a multi-residential development in Vancouver, British Columbia. Completed plans call for the renovation of a four-unit multi-residential development.
The work includes complete fire damage repairs to units 151, 153, 171, 173, 175 and 177 as noted on the design documents, combine 8 bachelor suites (suites 175 and 177, suites 183 and 185, suites 184 and 186 and suites 151 and 153) to create 4 one-bedroom suites. Construct the new suites to suit BC Housing’s requirements. Framing layout to be reviewed and approved by BC Housing . Construct the redesigned floor plan layout for the following suite combinations (suites 175 and 177, suites 183 and 185, suites 184 and 186 and suite 151 and 153). Combine the 8 bachelor suites listed to create 4 one-bedroom suites. Install the new suites as noted on the design drawings and to suit BC Housing’s requirements. Newly framed suites to be reviewed and approved by BC Housing. All scopes of work are to be in accordance with BC Housing’s Design Guidelines/Construction Standards, and the prescribed National, BC Building and municipal code which would govern. All kitchen and bathroom materials, doors and windows, appliances, cabinets, counter tops, fittings, plumbing fixtures, flooring and GenieMat underlayment, paint, hardware, lighting, and washroom accessories to be specified by BC Housing, Spratt Emanuel Engineering and the project design documents. Amalgamation of the above listed suites may include but not limited to the following work(s): Demolition and rebuild of interior walls per the design drawings and specifications. Remove secondary suite entry door, frame in door opening, install fire rated drywall and finish walls both sides. Demolish redundant secondary kitchen and bathroom (if required) per the design drawings and project specifications. Remove and cap any unused domestic water lines and sanitary sewer drainage pipe. Remove redundant electrical outlets and lighting. Install new outlets and lighting as specified by BC Housing, the project documents and as required by code. Install new resilient sheet vinyl flooring throughout new one bedroom suite. Install new trim and doors to match existing. Seal, paint and clean new one-bedroom suites throughout, ready for occupancy. New one bedroom suite bathroom scope: Install new floor drain centered in bathroom floor c/w trap primer. Install new GenieMat floor underlayment under all new vinyl flooring. Install new resilient vinyl sheet coved flooring in all bathrooms sloped to new floor drain. Remove and install new toilets, vanities, single lever faucet/shower heads and walk in shower units. Install new bathroom fans vented to the building exterior. Install washroom accessories (mirrors, towel bars, glass shower doors, toilet paper holders and robe hooks). Ensure adequate blocking behind all bathroom accessories and grab bars. New one bedroom kitchen scope: Install new kitchen cabinets (both upper and lower), countertop, backsplash, sink and faucet as noted on the design drawings and project specifications Install new BC Housing approved fridge, stove and range hood fan. New range hood fan to be vented to the exterior. Unit Amalgamation and Fire Damaged Suites Additional Information - Applies to Both Projects Architectural: Demolish and remove any necessary drywall in the unit amalgamation suites as required to install new wiring, mechanical or plumbing. Demo wood framing as noted on the drawings. Install new wood framing as noted on the drawings. Fill in one interior door opening per combined unit, finish wall to match existing. Replace suite entry doors and hardware as required by BC Housing and as noted in the design documents. New gypsum interior on newly framed walls and new gypsum throughout all fire damaged units. Patch all other walls and ceilings as needed. New flooring in all units. New doors, casings/trim and baseboards throughout. New kitchen and washroom cabinets in all units. New flooring in washrooms in all units. New closet shelves and clothes racks. Replace and update all fire safety floor plan signs throughout the building. Fixtures and Appliances: New 30” range in all units. New 30” kitchen hood fan ducted through wall or soffit to exterior. New 30” fridge in all units. New kitchen and washroom sinks. New shower stalls with fiberglass base and wall surround, and tempered glass door and wall (30” x 4’). Mechanical: New ceiling exhaust fan in washroom, with timer switch. Cap off vent louvre and balancing damper in new bedrooms / closets at old washroom and kitchen locations. Range hood as per appliances section. Install new hydronic baseboards in all units per mechanical drawings. Plumbing: New toilets. New kitchen and washroom sink fixtures. New shower fixtures. New PEX piping throughout for potable hot and cold water. New sanitary connections for toilet and shower, connecting to existing stacks. New sanitary vent pipes connected to existing stacks. New floor drains in the washrooms. Electrical: New 60-amp panel per unit, wired to existing 60-amp breaker in main electrical room. New wiring throughout units (as required for unit amalgamation suites - suites 175 and 177, suites 183 and 185, suites 184 and 186) Dedicated outlets near windows for future AC units. 220V outlet for range. Delete one electrical panel per unit consolidation, cap wires from main electrical room in box for future use, disconnect the wires on the main electrical room, and tag for location. Tag meter as disconnected with old unit number. Lock breaker in off position and tag with lockout date. Install wall mount light fixture on the balconies at fire damaged units. New light fixtures throughout. LED pot lights. Wall light over WR sink, switched JB over dining table for hanging fixture. Install conduit for data wire to suite site wiring system. Fire Damaged Construction Repairs Structural Repairs: Remove roof overhang at fire damaged areas. Install sistered roof joist to cantilever for new replacement roof overhangs to match existing. Install new full length cantilevered joists to support new decks at the fire damaged units, Units 153 and 177. Replace fire damaged floor joists as needed. Inspect wood framing during construction and replace any other fire damaged framing as directed via Site Instruction. Balconies: New 60 mil vinyl deck membrane on two new decks at the fire damaged units, Units 153 and 177. New wood deck sheathing and vinyl deck membrane on existing deck at Unit 183. New face mounted aluminum guardrails on the decks at Units 153, 177, and 183. New metal vented balcony soffit. Slope decks at 2% for drainage, no gutters per existing. Cladding Repairs: Stucco and wood trim and metal flashing replacement at the fire damaged elevation area. Window and Door Replacement: Replace windows to match existing size and function at fire damaged units, Units 151, 153, 175, and 177. Repair vinyl window glazing stop on 2nd floor laundry room. New door, frame, threshold, and hardware for balcony doors. Plus, storm door as existing. Roofing: RCABC Guarantee required. The Contractor must be a member in good standing with RCABC, and able to provide the RCABC RoofStar 10-Year Guarantee. The Contractor must complete and submit to RCABC the RoofStar Guarantee Assignment Form and confirm or update the final roof contract value at the completion of the work. The Contractor will buy the 10-Year Roof Star Guarantee directly from RCABC Guarantee Corp. (RGC), including the cost for the Roof Observations, Guarantee Fee, and the 2, 5 and 8-Year Roof Performance Reviews. Remove roofing system components over damaged roof overhang section. Inspect decking and repair as needed. Rebuild the roof overhang structure per drawings, parapet framing to match existing. Replace scupper drains in damaged areas. Install roofing to match existing per the drawings, insulated 2-ply SBS Mod Bit @ 2% slope. New metal cap flashing. New metal cladding on face of overhang to match existing. New metal vented soffit panel. Deadline for Questions: April 21, 2026 @ 10:00 am PT.
