Renovation of a multi-residential development in Oakdale, Louisiana. Completed plans call for the renovation of a two-unit multi-residential development.

PROJECT DESCRIPTION The Project consists ofwork involved for the 2024-25 CFP MODERNIZATION Site LA-33-1 (Unit 65) & LA-33-3B (Unit 118) & HVAC Improvements at Office Building & Living Units - OAKDALE HOUSING AUTHORITY, as described in this PROJECT MANUAL and as shown on PLANS prepared by BARRAS ARCHITECTS. Work includes general modernization work in 1 one bedroom living unit and 1 three bedroom living unit on separate sites at Oakdale Housing Authority. Work includes removal and replacement of all interior and exterior doors and frames, windows, security screens, kitchen cabinets and countertops, floors, base & shoe molding, plumbing fixtures, synthetic marble bath surrounds, toilet accessories, HVAC unit & ductwork replacement, water heater, electrical wiring, light fixtures, accessories, panel and service, GWB wall and ceiling overlay, painting unit interior. Work shall also include replacement of 4 HVAC units (systems) at HA Office Building, and unit pricing to replace HVAC units for typical 1 BR, 2 BR, 3BR & 4 BR living units. CONTRACTOR USE OF PREMISES General: Limit use of the premises to construction activities to the immediate vicinity of the work areas indicated; allow for Owner occupancy and use by the public. Confine operations to areas within Contract limits indicated. Portions of the site beyond areas in which construction operations are indicated are not to be disturbed. Keep driveways and entrances serving the premises clear and available to the Owner and the Owner's employees at all times. Do not use these areas for parking or storage of materials. Schedule deliveries to minimize space and time requirements for storage of materials and equipment on site Bids must be submitted in a sealed envelope with the project name, contractor name, and license number clearly marked. Bidders must apply for documents with a $100 deposit per set, refundable as specified for bona fide bidders. Only complete sets of documents are distributed. Bidders must comply with employment and wage requirements, and non-discrimination rules. The contract will be awarded on a lump-sum basis to licensed bidders. No bid may be withdrawn for 60 days after opening. A bid bond of at least 5% of the base bid is required, and both performance and payment bonds for 100% of the contract price will be required. The owner reserves the right to reject any or all bids and waive technicalities or informalities. Any prospective bidder desiring an explanation or interpretation of the solicitation, specifications, drawings, etc., must request it at least 7 days before the scheduled time for bid opening.
