The contractor shall provide all labor, materials, equipment, and transportation necessary to inspect approximately 375 fire and smoke barrier doors at the Baltimore and Loch Raven facilities. Work includes annual inspections and minor on-site repairs in accordance with NFPA 80 (2010) requirements to ensure proper operation, safety, and compliance of all fire door assemblies. Inspections shall verify door, frame, hardware, glazing, gaskets, clearances, latching, closing speed, and overall integrity, ensuring no open holes, breaks, missing parts, or field modifications that void labels. The contractor shall test all door functions in the presence of VA staff and deliver a comprehensive report identifying each door by ID and location, documenting condition, maintenance performed, inspector information, compliant and non-compliant findings, and an itemized breakdown of labor, parts, warranties, and deficiencies not correctable on site. Life safety drawings identifying door locations and identification stickers shall be provided. All work shall comply with Interim Life Safety Measures, Infection Control Risk Assessment requirements, OSHA and VA construction safety standards, VA security protocols, and coordination requirements with the VA COR. The contract includes a base year with four option years, with one inspection and associated minor repairs performed per year. Location: Baltimore VA Medical Center, 10 N.
