QUESTION DEADLINE: April 23, 2026, 3:00 PM Mark subject line or cover page: "Questions on IFB IGSA #26-03 - Replace Roofs of (3) Buildings at 801 Sage Camp. The work shall include demolition, disposal, surface preparation, furnishing of all labor and materials, permanent removal of 16 translucent panels and infilled with insulation and new standing seam panels, and installation of a complete watertight roofing system with ridge cap in accordance with the manufacture's requirements and industry standards. The existing metal roof system has exceeded its life expectancy and has known leakage around the translucent panels that are being removed. Building 111 is a 1-story metal building with multiple structures that make up the facility, only the section that houses the basketball court (approx. 5,740 total SQFT roof surface area) is being replaced. Because the floor area is a basketball court, the interior floor will need to be properly protected during this project; all inside material such as workout equipment or other items will be moved by the Government. The building dimensions are approx. 90'L x 56'W by approximately 25FT from grade to the eaves with approximately 2/12 pitch on the roof. The truss span is approx. 72" on center from purlins to purlins excluding near the peak of the roof. Additionally, this scope includes replacing the gutter system and drip edge, while ensuring the two (2) existing vent pipes are fitted with new, watertight vent flashing/boots and properly integrated into the new roof. New Work: 1. The Contractor shall install and secure approximately 5,740 SF of new, minimum of R-19+R-11 (Ls) reinforced fiberglass batten insulation and approximately 1,012 LF of thermal blocks on the top surface of all purlins, in accordance with the manufacturer's recommendations for each component. The insulation system must include a white-faced vapor barrier (WMP-50) installed facing down toward the gym floor and meets or exceeds the requirements of the current International Building Code (IBC). The installation method to be approved by the Government. 2. The Contractor shall install approx. 5,740SF of a factory-formed snap-lock 24-ga steel standing seam metal roofing system, with an 18" panel width, factory-formed/site roll-formed as required to produce full-length eave-to ridge panels (approx. 29.5FT) with no longitudinal laps. Color shall be matched to the building's current color and approved by DPW Representative. Contractor shall confirm panel lengths with manufacturer and install to manufacture specifications. 3. The Contractor shall install approx. 300LF of new prefinished metal drip edge, color matched, around the perimeter with like-kind replacement. 4. The Contractor shall install approx. 92LF of new ridge caps for a completely watertight seal, and install in a turn up style tie-in, to prevent water intrusion. 5. The Contractor shall install flashing in all roof penetrations with new manufacture-approved flashing/sealing boots and accessories. (approx. 2 penetrations) 6. The Contractor shall install all necessary flashings, closures, and accessories (approx. 96LF) to create a complete and watertight assembly at all tie-in perimeters with racquetball court building. A through-wall or Reglet counterflashing detail shall be used to ensure a leak-proof transition, with the final installation subject to acceptance by the DPW Representative. 7. The Contractor shall install a new snow retention system across the entire roof, with snow guards installed in continuous rows spaced approx. 18 inches on center, in accordance with manufacture's snow retention recommendations; to reduce sliding snow hazards. Final layout and spacing to be submitted by manufacturer/contractor and approved by DPW Representative based on local snow load. (Approx. count 120). Contractor shall include in the submittals, the manufacturer specification sheet and layout plan. 8. The Contractor shall install new commercial grade, prefinished to match, metal gutters and larger downspouts (approx. 200LF of 6" gutters and 6 - 4"x5" downspouts), and securing them using the roof strapped hanger method. Coordinate downspout routing and tie-in to existing storm system per DPW Representative. Replace an existing asphalt shingle roofing with a new 24-gauge (ga) steel standing seam metal roof system and roofline components on the Fort AP Hill - Sage Farmhouse, Building 801 in Sage Camp. Building 801 is a 2-story building (approximately 1,900 square feet) on a basement foundation and viewed as a historic building on The Fort that was built around 1910. The existing roofing system is a 3-tab shingle system that has exceeded its life expectancy and will be replaced with a new standing seam metal roof system utilizing modern construction and methods. Only the asphalt shingle roofing systems are to be replaced, as the metal roofing system over the front porch is in good condition.
