Working plans call for the construction of a 112,610-square-foot, 14-story above grade, 121-unit multi-residential development; for site work for a multi-residential development; retail development; retail development; and fitness / recreation center.
Permits have been issued for the construction of a new 14-story mixed-use building at 2012–14 Chestnut Street in the Center City West neighbourhood of Philadelphia. The project will deliver 121 residential units above ground-floor retail space, including residential balconies, a common amenity roof deck, and fully sprinklered building systems. The development is owned by the Philadelphia Housing Authority, developed by Alterra Property Group, designed by JKRP Architects, and constructed by Gilbane Building Company, with a total construction cost of $20 million. As of May 20, 2026, this project is in early permitting and has not yet started construction. A general contractor has been identified. A firm construction timeline has yet to be established.
