Renovation of a multi-residential development in Mc Grath, Alaska. Completed plans call for the renovation of a multi-residential development.

The Alexander City Housing Authority seeks proposals from qualified, bonded, and licensed contractors to repair fire damage at 1569 A J Street. Proposals should demonstrate detailed plans for providing the required services for successful and timely completion and show the respondent's capacity and readiness to begin work immediately upon contract execution. Proposals must include evidence of previous experience and qualifications regarding similar services. Submission instructions specify one hard copy of the proposal, signed and dated by an authorized official, in a sealed envelope with the contractor's name and address. All proposals must be submitted in accordance with the provided conditions and instructions, organized to match the RFP structure with clear section tabs and a comprehensive table of contents, plus all required certifications, HUD forms, licenses, and proof of insurance with original signatures or initials where required. Proposals must remain open for acceptance for one hundred and eighty days from the due date. The Respondent shall perform such services as required by ACHA to complete the work as defined herein and shall provide labor, equipment, and services necessary to perform and complete, in an acceptable manner, the tasks contemplated or otherwise required herein in accordance with. Please note the provided attachment - Scope-Report - Scope of Work is as follows: o A site visit is required o Contractor shall provide all material, tools, and labor necessary to reconstruct complete apartment damaged from fire to make move in ready o Work shall include everything noted in insurance scope of work and any additional items requested by ACHA needed to return unit to like new condition o Contractor to remove all interior contents and damaged materials & dispose of properly o Contractor shall provide smoke remediation throughout entire apartment o Contractor to replace all damaged windows with comparable white or aluminum framed windows, including outside heavy-duty screen. Trim and caulk interior & exterior. o Contractor shall repair all damage of the framing material including the removal of charred wood o Contractor shall replace all damaged plumbing and fixtures above the foundation o All large appliance receptacles must be a 4- prong type if they are 220 volt o Contractor shall ensure that all new light fixtures are LED or have LED bulbs installed. o Contractor shall install new bathroom vent fan and any bathroom fixtures or accessories o Contractor shall install new enameled steel tub in white o Contractor shall install tile tub surround Contractor shall install new vanity cabinet, sink, and medicine cabinet o Contractor shall install proper R factor insulation in all walls and ceilings o Contractor shall install new drywall, finish smooth (no texture), prime and paint. Use moisture resistant drywall in bathroom o All paint types and colors must be Sherwin Williams brand and ACHA standard colors o All trim and millwork must be square stock style. Prime, paint and caulk to match walls. Caulk any existing trim as needed o All closet rods and shelving must be replaced with equivalent materials o Contractor shall clean and wax all floors after all major work has been completed o All work must be in compliance with all required codes for residential construction o All materials should match existing materials as closely as possible. Any deviation from this must be discussed and accepted by ACHA before proceeding with work o Any construction issues not noted in insurance scope of work, but become revealed during construction must be immediately brought to the attention of ACHA o During construction, the area must be kept clean and safe at all times o Contractor must provide own power until the power to unit is restored o Contractor must provide dumpster for debris o Contractor must provide restroom facilities for workers Bid date desp- Respondents should submit one (1) hard copy of their proposal. The original submission shall be dated and signed by an authorized official of the company. Proposals must be submitted in a sealed envelope that shows the Contractor's name and address, and clearly written on the outside of the sealed envelope must be the words "Repair Fire Damage at 1569 A J Street (RFP 2026-1569AJ)- no later than the deadline for submittal. and the Contractors name must be enclosed in the sealed envelope with the hard copy CONTACT PERSON: Michelle Wingler, Procurement/Contract Manager michellewingler@alexcityhousing.org LAST DAY FOR QUESTIONS: Wednesday, March 11, 2026, at 2:00 pm (CST)
