This project involves architectural and engineering services to restore the exterior building envelope of Mechanics Building T-25 and an adjacent covered storage structure. Building T-25 is approximately 1,050 gross square feet and contains administrative and mechanical work areas, while the covered structure of similar size supports racked storage of maintenance and repair materials. The intent of the project is to prevent moisture intrusion by repairing and restoring the exterior envelope of Building T-25. Services include administrative coordination, meetings, correspondence, site investigation and assessment, narrative development, schematic design, engineered construction documents, drawings and specifications, cost estimating, hazardous material surveys with mitigation plans, and coordination with historic preservation requirements. Because the building is located within a historic district, the work requires coordination with the South Carolina Historic Preservation Office and compliance with Section 106 review processes, including preparation of submittals and participation in review meetings. Design services shall address structural roofing and seismic requirements, lightning protection systems, drafting of architectural plans and details, and integration of hazardous material mitigation and historic preservation considerations.
