The Project consists of but not limited to: The project scope consists of roofing replacement and repairs to the Lawrence School & Baldwin School. The intent is to provide a sound roofing system that is leak free and weathertight. At project completion, Contractor shall provide a written guarantee that covers all defects in workmanship and materials for a period of two (2) years from date of acceptance, and a roofing system manufacturer’s twenty (20) year system warranty. General Bidders are to be DCAMM certified in Roofing (Prime). The Roofing Contractor shall be the General Contractor. The general scope of the construction work is as follows: Re-roofing of the existing flat roofing systems utilizing a “tear-off” application. A new adhered PVC roof membrane system (60-mil minimum thickness) is specified at Lawrence School & a new adhered EPDM roof system (60-mil minimum thickness) is specified at Baldwin Elementary and detailed complete with a manufacturer’s 20-year full system warranty. A new slate roof system (to match existing) is specified at the Baldwin Elementary complete with a manufacturer’s 100-year full system warranty. Associated Repair Work Items include but are not limited to: Lawrence School: (A) Replace roof drain bowls and install drain markers; (B) Install new scupper boxes with downspouts where indicated in the drawings; (C) Install ballasted safety railings at certain locations; (D) Temporary mechanical disconnects and reconnects; (E) Temporary electrical disconnects and reconnects; (F) Install roof drain deicing jig around all roof drains; (G) Install new skylights, frames & safety screens; (H) Install new pipe enclosure boxes; (I) Install walkway pads where indicated; (K) Replace sealant around windows & doors; (L) Remove & replace deteriorated steel decking; (M) Remove & replace deteriorated wood blocking; (N) Install snow melt cable system at existing slate roof. Baldwin School: (A) Repoint deteriorated mortar joints on chimneys; (B) Remove and replace cracked bricks on chimneys; (C) Temporary mechanical disconnects and reconnects; (D) Temporary electrical disconnects and reconnects; (E) Replace wood trim on cupolas where indicated in the drawings; (F) Remove & infill skylights & curbs; (G) Install new copper gutters and downspouts to match existing; (H) Remove & replace deteriorated wood trim; (I) Remove & replace deteriorated wood decking; (J) Install restoration coating on copper cupola roofs and sill pans; (K) Install snow melt cable system The work is estimated to cost $925,000.00.
